UNZONED PLOT FOR SALE IN SYÖTE, PUDASJÄRVI, Pudasjärvi

The property will be sold by ascending bids in an online auction held on www.huutokaupat.com between 14 October and 29 October 2026. Registration is required to participate. The deadline for bids is 29 October 2026 at 18:00, or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the operation of the service provider’s system. The highest bid is the bid accepted as the highest by the service provider’s system. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the stated payment period. Failure to pay may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by private sale arranged by the enforcement officer, applying, where appropriate, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the full purchase price by bank transfer to the National Enforcement Authority’s official client funds account. Once the payment appears in the account, the enforcement officer will issue a sale decision, which will be sent to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless immediately pay 20% of the purchase price as a deposit.

Payment period: If necessary, a payment period of no more than six weeks from the sale decision will be granted for the balance. In that case, annual interest is payable on the full purchase price for the entire period, from the date of sale until the payment period ends. The reference rate is currently 2.50%. If payment has not been made within the granted period, annual default interest, currently 9.50%, will be charged thereafter.

Obligations transferred to the buyer

The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for title registration. The transfer tax is 3% of the purchase price.

The State has a right of pre-emption in the sale of real property if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas, 29 March 2019/469).

Persons from outside the EU and EEA may acquire real property in Finland only if permission is granted for the acquisition (Act on Permit Requirements for Certain Real Property Acquisitions, 29 March 2019/470).

If it is not possible to submit a bid through Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be added to the online auction as a maximum bid according to the automatic bidding system. The written bid must be submitted to the National Enforcement Authority no later than 27 October 2026 at 12:00 at: National Enforcement Authority / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and state the bidder’s contact details, the maximum bid amount and the number of the object on Huutokaupat.com to which the bid relates.
