The property is sold by ascending bids in an online auction held on www.huutokaupat.com from 14 October to 29 October 2026. Registration is required to participate. The deadline for bids is 29 October 2026 at 16.00, or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the functionality of the service provider's system. The highest bid is the bid accepted as the highest by the service provider's system. The bailiff separately decides whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the stated payment period. Failure to pay may result in the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by private sale conducted by the bailiff, applying, as appropriate, the general auction terms laid down in the Enforcement Code.

Payment terms

The bailiff informs the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the full purchase price by bank transfer to the National Enforcement Authority's official client funds account. Once the payment is visible in the account, the bailiff issues a decision on the sale, which is sent to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: Unless the full purchase price is paid immediately, the buyer must immediately pay 20% of the purchase price as a deposit.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the balance of the purchase price. In that case, annual interest is payable on the full purchase price for the entire period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted period, annual default interest, currently 9.50%, will thereafter be charged.

Obligations transferred to the buyer

The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for title registration. Transfer tax is 3% of the purchase price.

The State has a right of first refusal in the sale of a property if acquiring it is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State's Right of First Refusal in Certain Areas, 29 March 2019/469).

Persons from outside the EU and EEA may acquire property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Property Acquisitions, 29 March 2019/470).

If it is not possible to bid via Huutokaupat.com, a prospective buyer may submit a written bid to the bailiff. The bid will be added to the online auction as a maximum bid under the automatic bidding system. The written bid must be submitted to the National Enforcement Authority no later than 27 October 2026 at 12.00, at National Enforcement Authority / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and state the bidder's contact details, the maximum bid amount and the number of the property in the Huutokaupat.com service to which the bid relates.

The property has been seized and is sold by private sale conducted by the bailiff in accordance with Chapter 5, section 76 of the Enforcement Code and, as appropriate, the general auction terms of the Enforcement Code.
