How bids are submitted
The property is sold by ascending bids in an online auction held on www.huutokaupat.com. Registration is required to participate. The deadline for submitting bids is 20.10.2026 at 18:00 or two minutes after the last accepted bid.
The National Enforcement Authority Finland is not responsible for the functionality of the service provider’s system. The highest bid is the bid accepted as the highest by the service provider’s system. The enforcement officer separately decides whether to accept or reject the highest bid.
If it is not possible to submit bids through Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement authority, which will be added to the online auction as a maximum bid in accordance with the automatic bidding system. Payment terms
Deposit
The buyer must immediately pay 20% of the purchase price as a deposit into the National Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The National Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.
Payment period
Where necessary, up to six weeks may be granted to pay the balance of the purchase price. The payment period will be notified separately. If a payment period is used, annual interest under section 3(2) of the Interest Act must be paid on the entire purchase price for the full agreed period, from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the prescribed period, the buyer must pay default interest under section 4(1) of the Interest Act on the entire purchase price until it has been paid or a new sale has taken place.
Obligations and rights transferred to the buyer
The buyer is responsible for any charges arising from the transfer of connection agreements.
Mortgages
Joint mortgages totalling €50,000 have been confirmed on the properties for sale. Pledge rights relating to the property will lapse, while the mortgages will remain in force. In eviction proceedings, the buyer may be authorised to dispose of low-value or worthless movable property as they wish. The buyer must be prepared to pay any costs arising from enforcement of the eviction. In practice, if movable property remains at the property, the buyer should expect to bear the cost of cleaning the property and disposing of it.
Transfer of possession and title
The buyer obtains possession of the property when the full purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale.
The buyer obtains title to the property upon receiving the deed of sale. The deed will be handed over once the full purchase price has been paid and the sale has become final.
