Build amidst ridge landscapes – 4,071 m² holiday-home plot in Räyskälä, Loppi, Loppi

The Municipality of Loppi is offering a holiday home plot for sale by tender in the pleasant village area of Räyskälä. The property for sale is an approximately 4,071 m² parcel of the property 433-409-4-56. Under the shore local detailed plan, the building plot has a total building allowance of 400 floor m².

The property is situated in a wooded and peaceful setting. The ground is considered well suited to construction. Although the building plot does not border the shore, Lake Kaartjärvi is only approximately 200 metres away.

Räyskälä offers a unique combination of peaceful nature and active village life. The area is known for its magnificent esker landscapes, outdoor and recreational opportunities, and Finland’s largest aviation centre. The surroundings provide excellent conditions both for leisure time and year-round holiday living.

The property is not subject to mortgages, easements or restrictions on use. The municipality has not commissioned soil surveys for the property. The area of the building plot will be specified during the parcel subdivision procedure.

Terms of the tender

The property is available to all adult private individuals and companies. The municipality will check any payment default entries concerning the bidder who submits the highest acceptable bid. The bid will be rejected if the bidder has a valid payment default entry at the time of bidding.

The buyer undertakes to commence construction within one year of signing the deed of sale, unless otherwise agreed in writing. Construction is deemed to have commenced when the building’s foundation footings have been cast or installed. The building must be completed within three years of signing the deed of sale.

The building must comprise at least 20% of the building allowance designated for the building plot. The property is considered built when the building has successfully undergone an commissioning inspection.

The buyer is responsible for the costs of preparing the deed of sale, the parcel subdivision costs, constructing the vehicle access connection, and connecting to Kaartjärvi’s water and sewerage services, including the related technical solutions.

Processing of bids

The Municipality of Loppi reserves the right to accept or reject the bids submitted. Bids are binding. The bidder who submits the accepted bid undertakes to pay the offered purchase price and any other costs arising from the transaction.

Completion of the sale is subject to a legally binding approval decision by the competent official or municipal body. The decision will be made without delay after the bidding period ends and published on the municipality’s website.

The bidder who submitted the highest accepted bid will be contacted after the tender has ended. At that time, the winner will be asked to provide the personal data required to prepare the sale, as well as information on any other parties to the transaction and any security bans.
