Formation, encumbrances and right of way: See the attached documents. Shareholder in the Juholan-Kelkka private road road association; the 2026 fee of €68 has been paid.

Terms of sale: The seller reserves the right to accept or reject the highest bid. The sale will use a deed prepared by the seller. The buyer shall pay the purchase price into the seller's bank account at the time of signing. The buyer obtains title to the property after signing the deed and paying the purchase price.

The property is sold in the condition and with the fittings it has at the time of sale. The buyer has no right of exchange or return. No warranty is given for the property. The property is sold free of debt.

Anyone participating in the auction must inspect the property before placing a bid. The bankruptcy estate does not know the property and does not arrange viewings. By placing a bid, the bidder accepts the property's condition as is.

Withdrawal from the bid: If the bidder withdraws from an accepted bid, they must compensate the seller €2,000 for the costs caused by organising the unsuccessful auction.

Other costs: The buyer is responsible for the fee of the conveyance witness and for transfer tax. The buyer must apply for registration of title to the property within 6 months of signing the deed, and the buyer is responsible for the registration costs.
