Forest property in need of thinning in Luhtalahti, Kuopio (5.247 ha)
This is a dense forest property in Kuopio to be auctioned. The property suits an active forest owner, as it consists of young stands with high basal area on good growth sites. Here, Tapio’s forest management recommendations and the relascope table are calling for thinning, so you can get straight to thinning next coming winter. The area-weighted average basal area for the whole property is rounded to 25.2 m2/ha. The estimated harvest removal is 316 m³.
The stand development classes are 100% young growing forest on herb-rich and fresh heath land. The forest will therefore start to thicken quickly when given more space to grow through thinning. Here you can either do a thorough pre-clearing by hiring a brush cutter for some hours, or alternatively carry out a mechanised energy wood harvest. Some of the compartments meet the METKA support criteria for young forest restoration. No logging or other forest management measures have been carried out on the property for years.

Planning and building rights:
The property is located in the M area of the valid local master plan (area reserved for agriculture and forestry). The area is intended primarily for agricultural and forestry use. A building necessary for farming or forestry under chapter 72, section 3 of the Land Use and Building Act may be built in the area (e.g. a machinery shed or other outbuilding related to the livelihood, not a residential or holiday home). Further information is available from Kuopio City building control and planning.
This is an opportunity to acquire a forest whose value growth and first thinning are in your own hands. The young growing forest will start its sprint phase as soon as it gets light and space.

Terms of sale
Bids are submitted by the given deadline. The highest bid is the bid accepted by the seller as the highest. EcoStake Oy and the buyer agree to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.
Inspection of the property
Before submitting a bid, the bidder is obliged to carefully review the property listing, photos and documents. We also recommend an independent on-site visit. The buyer may not later rely on any matter that could have been detected in the pre-purchase inspection. The drawn property boundaries in aerial images are indicative. The property is sold free of encumbrances.
Information provided by the seller
EcoStake Oy has provided the buyer with all information known to the seller and reasonably assumed to affect the transaction. The forest stand data are based on open forest inventory data and observations made during a site visit, so the stand data are indicative estimates. There may be discrepancies in the open forest inventory data regarding standing volume and areas, and the information in the listing is not considered a binding forest appraisal.
Concluding the sale
The property sale must be concluded in the form prescribed by the Land Code. The time and place, or method, of signing the deed of sale will be agreed separately with the buyer, but within 14 days of the auction ending. The buyer shall pay the purchase price to the bank account specified by the seller at the time of the transaction. The buyer obtains title to the property after the deed of sale is signed and the purchase price is paid.
Other costs
The buyer is responsible for transfer tax, which is 3% of the debt-free purchase price. The buyer pays the title registration fee of 172e and the public notary fee of 143e. If desired, the buyer may also obtain a current property register extract, title certificate and encumbrance certificate for the transaction date at their own expense for 16e each.
Withdrawal from the sale
If the buyer states that they will not redeem the property, or if the purchase price has not been received in the seller’s designated account by the due date or at the latest by the end of the following banking day, this is deemed a refusal to complete the sale. The property will then be offered to the buyer who made the second-highest bid. The party refusing to complete the sale must compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the sale as a contractual penalty of 4% of the sale price. The contractual penalty is recoverable and is not subject to VAT. The contractual penalty will be sent to the buyer’s email address as notified, with a 7-day payment term, from the day the buyer states that they will not redeem the property or the invoice for the purchase price has fallen due. Interest on late payment will be charged in accordance with the Interest Act at 9.5%. Please do not place a bid if you are unable to redeem the property.
