Aittolahti wilderness cabin for rent, Nurmes

The cabin has a large main room, kitchen and one small room. The main room has 8 bunk beds. Wood heating, heat-retaining fireplace, well. Beach sauna, fire pit, smoking equipment, boat and life jackets. Electric lighting from a solar panel, LPG stove and LPG fridge. Also suitable for families with children. A good swimming beach opens to the southwest, with a sheltered and warm place to enjoy the magnificent views. Washing water for the sauna is taken from the lake with a hand pump or by carrying it. The cabin is located on the shore of fish-rich Lake Kuohattijärvi, which has perch, pike, whitefish and zander. Note: those over 18 and under 65 must have the state fishing permit for rod-and-line and net fishing. Worm angling and ice fishing are free. Other fishing requires a local permit in addition to the fishing permit. Surrounded by good hunting and berry-picking grounds. Small game area: 7625 Mujejärvi (www.eraluvat.fi).

The property is leased separately by agreement on a 5–10-year lease with an annual rent, and the rent is tied to the cost of living index.
So the auction is for the amount of one year's rent (euros/year)

If the tenant is a company using the property for VAT-liable business, a commercial premises lease will be drawn up and 25.5% VAT will be added to the rent price.
In addition, for commercial premises leases we require a security deposit equal to 1.5 x the annual rent including VAT.
As security, we accept a guarantee issued by a bank or a surety institution.

The cabin has previously been rented out and is let with the equipment and furnishings that are there at the time the lease is signed.

The property is leased in its condition at the time of renting, and under the terms of the lease the tenant's obligations will include full upkeep of the buildings, including minor repairs. As landlord, Metsähallitus will therefore not take part in the above maintenance costs during the lease period. Any larger repairs of a renovation nature will be decided by Metsähallitus separately on a case-by-case basis. Metsähallitus pays the property tax and fire insurance for the buildings.

The tenant is responsible for any snow-clearing costs. Forest roads are not kept open in winter except for Metsähallitus' own operations, and Metsähallitus only maintains the roads as needed for its own use.

The agreement will not include any special rights or privileges, such as fishing or hunting permits.
