Anni-tädin kylä is located approx. 2.5 kilometres south‑west of Järvenpää town centre. The new zoning area is beside the culturally and historically valuable Vanhankylänniemi, where a nature‑close, history‑steeped environment offers culture, restaurants and recreational opportunities. The nearest kindergarten and school are about 2 kilometres away and the grocery store just over 2 kilometres away. Järvenpää railway station is 3 kilometres away and the southern junction of the Helsinki–Lahti motorway is 6 kilometres away.

The plot has building rights of 143 m² and outbuilding rights of 28 m².

The plots are open for anyone to apply for, and bids can be submitted for all plots. If you have the winning bid for one of the area's plots, you may no longer participate in the bidding for other plots in the area or change plots during the reservation process. If a plot sale is completed or a reservation is cancelled in full, you may again participate in bidding for other plots in the area.

The house built on the plot must be completed to a habitable condition within three years of signing the deed. A new building must use at least 50% of the building rights permitted by the plan. The plot may not be transferred undeveloped to a third party.

There are building design guidelines for the area which must be followed; please familiarise yourself with them carefully before making an offer.

The plots are marked on the ground and municipal infrastructure has been installed.

In addition to the purchase price, land formation costs of €1,600 per plot are charged. Recipients of single‑family plots must pay a reservation fee of 5% within two weeks of the city notifying them of the allocation. By participating in the auction you commit to paying the reservation fee if you make the winning bid. The invoice will be sent to the bidder's email address. The reservation fee will be credited against the final purchase price but will not be refunded if the plot recipient cancels the sale.

After payment of the reservation fee a sales decision is made on the plot. The final purchase price must be paid and the deed signed within approximately three months of paying the reservation fee.

Foundation method and buildability

A buildability survey was carried out in 2015. The foundation method must be specified based on a site‑specific geotechnical investigation.

Waste collection points

Two communal waste collection points are planned for the single‑family plots, estimated to be completed in 2026–2027. After this, individual waste bins are not allowed on the plots. Plots intended for company‑based construction will have their own waste points. The city will build the communal waste point and the costs will be charged to the plot buyer at the time of sale. The connection fee is €1,750 per plot.

Stormwater

Stormwater must be managed in accordance with the town plan regulations. Stormwater formed on the plot (rain, melt and foundation drainage) must be retained on the plot before being discharged to the municipal stormwater network. Stormwater must not be directed to a neighbour's land or to public areas.
