How to submit bids

The lot will be sold by successive bids in an online auction held on www.huutokaupat.com during 3 June 2026–10 July 2026. Participation in the auction requires registration. The bidding period ends at 18:00 or three minutes after the last accepted bid. The Enforcement Authority is not responsible for the service provider’s system availability. The highest bid is the one the service provider’s system has accepted as highest. The bailiff will decide separately whether to accept or reject the highest bid.

Deposit

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official account. The Enforcement Authority will contact the bidder whose bid is accepted as highest. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

Payment period

A payment period of up to six weeks may be granted if necessary. The payment period must be agreed separately. If a payment period is used, interest shall be payable on the whole purchase price at the annual rate under the Interest Act, section 3(2), for the whole agreed payment period from the date of sale until the end of the payment period.

If no payment period is agreed, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the time limit, the buyer shall pay default interest on the whole purchase price in accordance with the Interest Act, section 4(1), until the purchase price has been paid or a new sale has been completed.

Applying for title registration and transfer tax

The buyer must apply for title registration (lainhuuto) for the acquisition within six months of the date of the deed of sale. The buyer must declare and pay the transfer tax when applying for title registration. The transfer tax is 3% of the purchase price.

Transfer of possession and ownership

The buyer obtains possession of the lot when the entire purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed of sale.

The buyer obtains ownership of the lot upon receipt of the deed of sale. The deed will be handed over once the whole purchase price has been paid and the sale has become legally valid.

Other information

The property is seized and will be sold by the bailiff by free sale, following, as applicable, the general auction terms laid down in the Enforcement Code.

The State has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security, or for the supervision or protection of territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).

Persons from outside the EU and EEA may acquire real estate in the territory of the Republic of Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Property 29.3.2019/470). Appeals

An enforcement appeal concerning the sale and any actions related to or preceding the sale must be lodged within three weeks of the sale. The appeal instruction is attached to the sale decision.
