Sale of parcel of property 145-411-40-5, Ilmajoki

The property will be sold to the highest bidder. The purchase price is determined by the auction. The municipality will make a sales decision within three weeks of the auction's end. The deeds must be signed within two weeks of the sales decision becoming legally valid, at a separately agreed date.

The property is sold as a parcel. The buyer is responsible for the costs of parceling (subdivision), the transfer tax on conveyance and the fee for the certifying official. Otherwise the sale follows the municipality's plot sale principles, which include, among others:

Building obligation

The buyer undertakes to build, within three (3) years of signing the deed, a new building on the plot in accordance with the building regulations, approved drawings and construction guidelines, to a level of completion that allows the building control authority to carry out the occupancy inspection required for the building permit.

The municipality may, on application and for compelling reasons, extend the period stated above.

Restriction on transfer

The buyer undertakes not to sell or otherwise transfer the plot, while undeveloped, to anyone other than the Municipality of Ilmajoki, unless the seller gives written consent. Any sale must be at a price corresponding to this purchase price.

Contractual penalty

If the buyer fails to fulfil the building obligation within the time limit or transfers the undeveloped plot contrary to the transfer ban, the buyer shall be liable to pay a contractual penalty equal to one and a half (1.5) times the purchase price. The buyer considers the amount of the penalty reasonable.
