Sale of plot 145-411-3-304, Ilmajoki

The property will be sold to the highest bidder. The purchase price is determined by the auction. The municipality will make a sales decision within 3 weeks of the end of the auction. The deed of sale must be signed within two weeks of the sales decision becoming legally valid, at a separately agreed time.

The buyer is responsible for the costs of separating the plot (partitioning), the transfer tax on the conveyance, and the notary/transaction verifier's fee. Otherwise, the municipality's plot sale principles apply. These include, for example:

Construction obligation

The buyer commits to constructing a new building on the plot in accordance with the building regulations, the approved plans and building method guidelines within three (3) years of signing the deed of sale, to a state of completion that allows the building inspection authority to carry out an acceptable occupancy inspection required by the building permit.

The municipality may, on application and for compelling reasons, extend the deadline mentioned here.

Restriction on transfer

The buyer undertakes not to sell or otherwise transfer the plot, while it remains undeveloped, to anyone other than the Municipality of Ilmajoki without the seller's written consent. Any sale must be at a price corresponding to this purchase price.

Contractual penalty

If the buyer fails to fulfil the construction obligation within the deadline, or transfers the plot further while undeveloped in breach of the transfer restriction, the buyer must pay a contractual penalty equal to one and a half (1.5) times the purchase price. The buyer considers the amount of the contractual penalty reasonable.
