The property is sold by raised bids in an online auction held on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 3 May 2026 at 17:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the one accepted as highest by the service provider’s system. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment term. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Section 25, Chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and sold privately under the enforcement officer’s supervision in accordance with the applicable provisions of the Enforcement Code and its general auction terms.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears on that account, the enforcement officer will make the sale decision and notify the parties. Payment by credit card is not possible.

If payment is not made within the specified time, annual default interest will be charged.

Buyer’s liabilities and rights that transfer with the property

Buyer’s personal liability for the previous owner’s unpaid charges

Under Article 16 of the articles of association, to secure the company’s receivables the new owner of the shares is, together with the previous owner, liable for unpaid housing company charges for six months prior to the transfer of ownership.

The flat was taken into the company’s possession on 12 November 2025 for three years.

According to Article 15 of the articles of association, the general meeting may decide that the flat be taken into the company’s possession. The procedure for taking possession shall, where applicable, follow the provisions in force in the Limited Liability Housing Companies Act at the time of decision.

The new owner has the right under the Limited Liability Housing Companies Act to take possession of the flat before the end of the possession period if the buyer pays the costs caused by taking the flat into possession, any repair costs caused to the company by the flat, unpaid housing company charges and those charge items that fall due for payment during the period of possession.

According to the property manager’s statement, the buyer’s liability is €18,797.20 as at 5 March 2026.

The amount may change during the sale procedure.

The above-mentioned receivables remain payable by the new buyer and will not be paid from the purchase price.

Tenancy agreements are governed by the Act on the Lease of Business Premises. A lease can be terminated on the grounds provided by that Act, but not on the ground that the premises have been sold by enforcement sale. However, tenants’ right to keep possession of the business premises ends without notice at the latest when the company’s possession period of the share flat ends, regardless of the agreed lease term.

Housing company loan liabilities attached to the flat

In addition to the cash purchase price, the buyer will assume the housing company loan liability attached to the flat amounting to €11,690.10 as at 31 January 2026.

The housing company loan liability attached to the flat remains payable by the buyer and will not be paid from the purchase price.

The buyer must arrange for the fulfilment of obligations related to the flat towards the housing company. Bidders in the online auction should size their bids accordingly.

The object is sold in a network auction with raising bids on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 3 May 2026 at 17:00 (or three minutes after the last purchase bid accepted to the auction has been given).

If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the raise mechanism. The bid must be submitted in writing to the Enforcement Authority no later than 29 April 2026 at 16:15 at the address Utsökningsverket / Kajana operations unit, Lönnrotinkatu 2 A, 4th floor, 87101 Kajana or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
