Terms of sale

The seller reserves the right to accept or reject the highest bid. If the highest bidder withdraws after acceptance, the City of Helsinki may consider offering the property to the second highest bidder at their highest offered price.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

The property is sold in the condition and with the equipment shown in the advertisement and at the time of sale. Participants in the auction are obliged to inspect the property and the documents themselves before making a binding offer. The buyer cannot afterwards rely on matters that could have been detected during a prior inspection or from the documents. By submitting a bid, the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is given for the property. The descriptions in the listing are only the seller's estimates of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the seller to enable the sales decision and notification.

The seller's deed of sale will be used for the transaction. Ownership and possession rights to the object transfer to the buyer upon signing the deed of sale. The signing date will be agreed with the buyer after a separate sales decision by the City of Helsinki has become final (approximately 21 days). The purchase price must be paid no later than at the signing meeting, where a receipt for payment will be presented. The buyer is responsible for the transfer tax.

Bidding period

23 March 2026 – 19 May 2026

The bidding period begins on 23 March 2026 and ends on 19 May 2026 at 13:00 or 3 minutes after the last accepted bid. Bids (offers) must be made in the Huutokaupat.com service by the stated time.

It is also possible to participate in the auction by submitting a written binding offer to the seller's representative by 14 May 2026 at 10:00. Arrangements for submitting a written offer must be agreed in advance with the seller's representative. All offers will be recorded publicly in the property's listing. A written purchase offer is binding and is subject to the same terms as the online auction. Buyers undertake to record all offers in the system.

A written offer must be signed and must state the bidder's contact details, the maximum offer amount and the Huutokaupat.com listing number to which the offer relates.

The City Environment Division is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest.

Bids submitted in the online auction are binding. If an accepted bid is made, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, City Environment Division, reserves the right to suspend the auction or to extend the sales period.

Offers

The City of Helsinki, City Environment Division, reserves the right to request additional information and clarifications from bidders and to reject all offers. All bidders will be informed of the buyer selection.

Conditions for acceptance of an offer

Acceptance of an offer requires that the buyer has no adverse credit entries and that neither the buyer, the buyer's owner entity nor any party exercising control over the buyer is subject to sanctions imposed by the European Union or the United Nations. By making an offer, the buyer warrants that these conditions are met.

Final acceptance of an offer also requires a separate sales decision by an authorised official or body of the City of Helsinki.

Inspection of the property

Withdrawal from an accepted bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs incurred from the failed auction, amounting to 4% of the accepted bid price.

If the highest bidder withdraws after acceptance and the City of Helsinki offers the property to the second highest bidder, and the second highest bidder withdraws after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of the sale

The purchase price must be paid in full and the deed signed within two months of the end of the auction, unless otherwise agreed with the seller.
