Offers must be made by the stated deadline. The highest bid is the bid the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer commit to recording all bids in the system. By placing a bid, the bidder accepts all sales terms when completing the bid. In timeshare sales, contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the sales contract and sends the signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.

Withdrawal from the purchase

If the sale does not complete for reasons attributable to the bidder, the seller has the right to compensation for a false bid and business disruption of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable). Participation in the auction without intent to buy is prohibited.

Viewing the property

The bidder is obliged to inspect the apartment, the company documents and other papers before making an offer. The buyer may not later claim matters that could have been detected during a prior inspection. Shares are sold based on the information in the listing.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of documents related to the property. Suomen Yrityskonsultointi confirms it has given the buyer all information known to the seller and that may reasonably affect the transaction. Suomen Yrityskonsultointi confirms that all maintenance charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and for Holiday Club's registration fee (€39 for private buyers / €59 for companies). Suomen Yrityskonsultointi will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the manager the sales contract, a copy of the share certificate transfer entry and proof of transfer tax payment for registering the share.
