What is Villas ownership?

You own the apartment either outright or, for example, as a 1/6 co-ownership share.

  • You enjoy easy, worry-free holidays in a high-quality, fully furnished holiday home maintained by Holiday Club.
    As a Holiday Club Villas owner you can focus on relaxing — you also enjoy exclusive Villas-owner benefits. In addition, you participate in an efficient shared rental scheme and your apartment is securely rented when you are not using it.

Villas ownership is flexible

  • Unlike week owners, Villas owners reserve a week or part of a week for their own use whenever they want. Your holiday home is always easy to access and ready for you and your family.

  • If you do not reserve a week, Holiday Club will automatically manage the rental of your weeks and transfer rental income to the owner according to the agreement.

Buyer receives Villas-owner benefits:

As a Villas owner you can also book Villas apartments at other resorts at a last-minute price of €44 per night, minimum 3 nights (excluding Naantali Villas apartments). Villas Tahko Spa apartments are €80 per night, minimum 3 nights. Villas last-minute offers appear in Holiday Club owners' online service seven days in advance.

Villas holiday homes and apartments are built at familiar Holiday Club spa destinations, located in popular resorts close to the best services and activities.

The buyer will receive an operator agreement with the sale, under which weeks are rented out and rental income is paid to the owner quarterly.

Maintenance fee €110.50/month. Share loan €13,749.97 (remaining 31 December 2025), which the buyer assumes (not payable immediately; it transfers with the sale and is repaid automatically from rental income). Terms of Sale

The seller reserves the right to accept or reject the highest bid.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer undertake to record all offers in the system. The bidder accepts all terms of sale when placing a bid. Timeshare sales contracts are always signed electronically via the Visma service after the auction ends; the seller prepares the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.


Withdrawal from the sale

If the sale does not proceed due to the bidder's fault, the seller is entitled to compensation for fraudulent bidding and disturbance of business of at least €280 or 10% of the highest bid. (NOTE! This invoice is enforceable). Note that participating in the auction without the intention to buy is prohibited.
Viewing the property

Bidders are obliged to inspect the apartment and the company documents and records before making an offer. The buyer cannot later rely on a matter that could have been observed during the pre-inspection. Shares are sold based on the information provided in the listing.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the correctness and timeliness of the documents relating to the property. Suomen Yrityskonsultointi guarantees that it has provided the buyer with all information known to the seller and which can be assumed to affect the sale. Suomen Yrityskonsultointi confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and the property manager's registration fee according to the Holiday Club Resorts price list (private €40, companies €60). Suomen Yrityskonsultointi will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the manager the contract, a copy of the share transfer entry and the transfer tax certificate for the share registration.


NOTE! Suomen Yrityskonsultointi acts only as the notifier, not as the seller. The owners of the shares will be listed as the seller on the sales contract after the auction ends. All owners we advertise have been vetted and the shares can be safely bid on.
