Inspection of the property

The descriptions in the listing are the seller’s own assessments of the object for sale. Bidders are obliged to familiarise themselves with the property, documents and records before making an offer. The buyer cannot later rely on matters that could have been observed during a prior inspection. Anyone participating in the auction must inspect the property themselves before making a binding offer. By submitting an offer the bidder accepts the condition of the property as is. The buyer accepts electronic service of notices.

Information provided by the seller

Lahti Facilities Centre assures that it has provided the buyer with all information known to the seller that can be assumed to affect the transaction.

Conclusion of the sale

The time and place for signing the deed of sale will be agreed separately with the buyer. The buyer must present a receipt for the paid purchase price at the signing. Ownership of the property transfers to the buyer after signing the deed of sale and payment of the purchase price. The deed of sale and the ground lease must be signed within one month from the date the administrative decisions regarding the sale of the building and the lease of the plot become legally valid.

Other costs

The buyer is responsible for transfer tax in accordance with the rate in force at the time of the transaction.

Withdrawal from the purchase

If a bidder withdraws from an accepted bid, they shall compensate the seller for the costs incurred by arranging the failed auction in the amount of 4% of the purchase price.

Sanctions

The parties to the transaction warrant that they will comply with trade, economic or financial sanctions, embargoes or similar restrictive measures imposed by sanctions authorities. The parties warrant that neither they nor any of their direct or indirect subsidiaries or associated companies, nor their ultimate beneficial owners, board members or other senior officers are subject to sanctions or otherwise in breach of applicable sanctions.

If the above warranty by a party proves to be untrue or incorrect, that party must promptly notify the other party upon becoming aware of the breach. In addition to other remedies, the non-breaching party may terminate the transaction and claim compensation from the party that breached the warranty for all losses, costs and damages caused by the breach.

For the purposes of this agreement, ``sanctions authorities'' means the following entities, their bodies, institutions or agencies:

the United Nations Security Council; the European Union; the United Kingdom; and the United States (including the US Department of the Treasury’s Office of Foreign Assets Control (OFAC)).
