Offers must be submitted by the stated deadline. The highest bid is the one the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property
The bidder is obliged to inspect the property, documents and records before making an offer. The buyer may not later invoke a matter that could have been observed during the prior inspection.

Information provided by the seller
The seller warrants that all information known to the seller and that could reasonably be expected to affect the transaction has been given to the buyer.

Conclusion of the sale
The sale of the property must be made in the form prescribed by the Land Code. The date and place for signing the deed will be agreed with the buyer separately. The purchase price is paid at the signing of the sale.

Other costs
The buyer is responsible for the transfer tax in accordance with the tax practice in force at the time.

Withdrawal from the sale
A party who refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary measures related to the transaction.

Paimio city’s transfer terms for plots to be auctioned in 2026:

Plots are applied for via the Huutokaupat.com service.

The price bid in Huutokaupat.com is the price of the plot land.

1. Starting prices for plots are based on the following square metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no reserve price

2. The minimum bid increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. A reservation fee of €500 is charged when reserving the plot and will be credited against the purchase price. The reservation fee is also credited in the sale of a leased plot. The reservation is valid for 6 months. The reservation period begins when the plot is ready to be transferred. Extension of the reservation period will not be granted without special reasons.

5. As a development charge for municipal engineering, €10 per m² of gross floor area shown in the plot plan will be charged.

6. The annual rent for the plot is 5% of the plot land price bid at auction. The rent is linked to the cost-of-living index and will be adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot may be purchased. The purchase price is the bid price for the plot land. As a deduction from the purchase price, 20% of the paid rents are credited, but in any case not more than half of the sale price.

9. Paimio city will apply to the National Land Survey for property formation. The partitioning fee will be added to the purchase price at the rate in force at the time of partitioning.

10. The buyer pays the deed authentication fee.

11. A building permit must be applied for within two years of the transfer of the plot. If construction is not carried out by the plot holder during the validity of the building permit, the city has the right to impose a contractual penalty. However, the lessee or buyer has the right to transfer the ownership or lease of an undeveloped plot to a third party provided that the deed specifies the buildings to be constructed on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee confirms having inspected the property, relevant zoning and other regulations, building conditions and documents.

13. The plot will be transferred free of encumbrances and charges, except for planning-related easements.

14. The plot will be transferred free of mortgage deeds.

15. The buyer/lessee must comply with the approved building guidelines for the area when building.

16. The amount of the contractual penalty equals the price of the plot land determined by the winning bid in the auction.
