Terms of Sale

The property is sold by rising bids in an online auction on www.huutokaupat.com held between 12 February 2026 and 8 March 2026. Participation requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid. 

Bids placed in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered price may result in the buyer’s liability to compensate under the Enforcement Code, Chapter 5, Section 25. The notification period for auction results under Huutokaupat.com’s terms is not followed in enforcement sales. Notice of acceptance or rejection of the auction will be given once a response is received from the holder of the security.

If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum offer amount and the Huutokaupat.com item number to which the offer relates. A written offer is binding and the same conditions as for the online auction apply. The offer must be submitted by 5 March 2026 at 12:00 to the Enforcement Authority’s Jyväskylä office (address valid from 25 February 2025) Vapaudenkatu 54, 40100 Jyväskylä or by e‑mail to jyvaskyla.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sale period.


Payment terms


Deposit

The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority’s official deposit account. The Enforcement Authority will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period

A payment period of up to six weeks may be granted for the balance of the purchase price if necessary. The payment period must be agreed separately. If an extension is granted, annual interest will be charged on the full purchase price in accordance with the Interest Act, s.3(2), for the agreed payment period from the sale date until the end of the payment period. If no payment period is granted, the purchase price must be paid immediately after the offer is accepted. If payment is not made on time, the buyer must pay default interest on the full purchase price in accordance with the Interest Act, s.4(1), until the purchase price is paid or a new sale has been completed.


Obligations and rights transferring to the buyer


The buyer is responsible for any fees related to transferring connection agreements.
A debt encumbering the electricity connection of €333.98 will transfer to the buyer if the connection is to be opened; otherwise the connection will be terminated.


Road use fee for the Toijala–Paratiisi private road in 2026: unit fee €77.22 and basic fee €30. The buyer is responsible for the 2026 road fees.


Encumbrances

Pledges on the property to be sold will lapse, and mortgages will remain in force.

Electronic mortgage deeds will be transferred to the buyer or the buyer’s nominee.


Application for title registration and transfer tax


The buyer must apply for title registration for their acquisition within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative at the latest when applying for registration. The transfer tax is 3% of the purchase price.


Vacating


If the debtor continues to use the sold premises or stores property there, the buyer may request the enforcement officer’s official assistance in carrying out an eviction once the buyer has paid the purchase price. Evictions will follow, where applicable, the provisions on eviction in the Enforcement Code. The moving date will be set so that, without serious reason, it will not be earlier than one week nor later than two weeks from the date the removal notice was served.


In an eviction procedure the buyer may be permitted to deal with low‑value and worthless movable property as they wish. The buyer should expect to bear any costs arising from enforcement of the eviction. In practice, if movable property is left at the site, cleaning and disposal of the items will be at the buyer’s expense. At the time of inspection there were four vehicles on the property whose disposal will require eviction to be carried out.


Transfer of possession and ownership


The buyer will receive possession of the sale item when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed. The buyer will receive ownership of the sale item upon receipt of the deed. The deed will be handed over when the full purchase price has been paid and the sale has become final.

The property has been seized and is sold by public sale conducted by the enforcement officer in accordance, as applicable, with the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the sale item.

Buyers are advised to familiarise themselves thoroughly with the sale item, the sales brochure and the attached documents before making a bid.


The State has a pre‑emptive right to purchase a property if acquisition is necessary to ensure national defence, border control or border security or to monitor or secure territorial integrity (Act on the State’s Pre‑emptive Right in Certain Areas 29 March 2019/469).


Persons outside the EU and EEA may acquire real estate in the territory of the Republic of Finland only if a permit is granted (Act on the Requirement of a Permit for Certain Acquisitions of Real Property 29 March 2019/470). Appeals


An enforcement appeal against the sale and any act related to or preceding the sale must be made within three weeks from the date of sale. Appeal instructions are attached to the sale decision.
