Seized unregistered leasehold with buildings in Suomussalmi, Suomussalmi

The lot is sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 14 January 2026 at 17:00 or three minutes after the last accepted bid.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or e-mail so that it arrives at the Enforcement Authority no later than 12 January 2026 at 12:00. The e-mail address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Kajaani office, Lönnrotinkatu 2 A, 4th floor, 87100 Kajaani (open Tue and Thu 09:00–12:00). A written offer must state the bidder’s name, personal ID / business ID and contact details, and the sales lot. A written offer will be entered into the online auction as a maximum bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The asset is seized and is sold privately by the enforcement officer in accordance, as applicable, with the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. The buyer must immediately pay the full purchase price into the Enforcement Authority’s official custody account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price pursuant to section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.

Buyer’s obligations

At the time of preparing the sales brochure the property has a water and wastewater connection from Suomussalmi Vesi and an electricity connection from Kajave Oy. Connections will transfer to the buyer if they are still transferable when ownership transfers.

The sale conditionally includes the water and wastewater connection. To have the water connection transferred to their name the buyer must pay the water company (Suomussalmi municipal waterworks) any arrears on the connection. There were water arrears totalling €14.29 as at 6 October 2025.

The sale conditionally includes an electricity connection 3x25A. To have the connection transferred to their name the buyer must pay the electricity company (Kajave Oy) any arrears on the connection. There were electricity arrears totalling €259.91 as at 2 October 2025. The price of a new connection would be €4,150.

The buyer is responsible for any fees related to transferring the connection agreements. The amounts mentioned may change during the sale process and are not paid from the purchase price of the lot.

Under the lease agreement tenants are liable to pay also those rent instalments with default interest that the preceding tenant has failed to pay, but not for a period longer than three (3) years. According to the municipality of Suomussalmi’s notice of 14 November 2025 there are no unpaid land rent receivables.

The buyer is obliged to register their right as required by the Land Code. See section 6.3 of the land lease agreement attached to the sales brochure. The buyer is responsible for the costs of registering the leasehold.

The bid will be attached to the online auction as a maximum bid according to the automatic bidding function. The bid must be submitted in writing to the Enforcement Authority no later than 12 January 2026 at 12:00 at the address Utsökningsverket / Kajana operational unit, Lönnrotinkatu 2, 87100 Kajana (open Tue and Thu 09:00–12:00) or by e-mail to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
