Method of bidding The property is sold by ascending bids in an online auction held on the Huutokaupat.com website between 9 Jan 2026 and 1 Feb 2026. Participation requires registration. Bidding closes at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider's system availability.


The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid. That decision will be made within two working days after the end of the sale or after a statement has been received from the secured creditor regarding the sale.


Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under Section 25 of Chapter 5 of the Enforcement Code.


If it is not possible to place bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement authority, which will be included in the auction as the maximum bid in accordance with the automatic increase function. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the Huutokaupat.com listing number concerned. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be submitted no later than 28 Jan 2026 at 12:00 to the Enforcement Authority's Jyväskylä office, Cygnaeuksenkatu 1, 40100 Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.


Payment terms


The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

The remainder of the purchase price may, if necessary, be given an extension of time until 2 Mar 2026. Payment terms must be agreed separately. If an extension is granted, annual interest in accordance with section 3(2) of the Interest Act is payable on the whole purchase price for the agreed extension period from the sale date until the end of the extension. If no extension is used, the purchase price must be paid immediately after acceptance of the bid.


If payment is not made within the time specified, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.


Obligations and rights transferred to the buyer

The buyer is responsible for any charges arising from the transfer of utility or service contracts.


Encumbrances

Pledges on the sold assets will lapse and mortgages will remain in force.

Electronic mortgage certificates will be transferred to the buyer or to a person designated by the buyer.

Paper mortgage certificates will be converted into electronic form and the electronic certificates will be handed over to the buyer or the buyer's designee.


Application for title and transfer tax

The buyer must apply for registration of title to the property within six months of the date of the deed. The buyer must pay the transfer tax on his or her own initiative at the latest when applying for registration of title. The transfer tax is 3% of the purchase price.


Vacant possession

If the debtor still occupies the premises sold or stores goods there, the buyer has the right to request official assistance from the enforcement officer to carry out eviction after the buyer has paid the purchase price. Eviction will be carried out in accordance with the applicable provisions on eviction in the Enforcement Code. The removal date shall be set so that, without good reason, it will not be earlier than one week nor later than two weeks from the date the removal notice was received.


In the eviction procedure the buyer may be allowed to deal with low‑value or worthless movable property as he or she wishes. The buyer should be prepared to bear any costs arising from enforcement of the eviction. In practice, if movable property remains in the premises, cleaning and disposal of the items will be at the buyer's expense.


Transfer of possession and ownership

The buyer acquires the right of possession to the lot once the whole purchase price has been paid. The buyer must not use the property in a way that would diminish its value before receiving the deed.

The buyer acquires ownership of the lot upon receipt of the deed. The deed is handed over when the whole purchase price has been paid and the sale has become final.


Other information

The property is seized and is sold by free sale carried out by the enforcement officer, observing where applicable the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the lot.


Buyers are advised to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before making an offer.


The State has a pre‑emption right in the purchase of land if acquisition is necessary to ensure national defence, border control or border security or to safeguard regional integrity (Act on the State's pre‑emption right in certain areas 29 Mar 2019/469).


Persons outside the EU and EEA may only acquire real estate in Finland if a permit is granted (Act on the Permit Requirement for Acquisition of Certain Real Property 29 Mar 2019/470). The buyer is responsible for obtaining such a permit and the obligations arising from it. More information is available on the Ministry of Defence website.


Appeals

An enforcement appeal concerning the sale and related or preceding actions must be made within three weeks from the date of the sale. Instructions on how to appeal are attached to the sale decision.
