The property is sold in an online auction on the website www.huutokaupat.com between 9–29 January 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 29 January 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or e‑mail so that it is received by the Enforcement Authority no later than 27 January 2026 at 16:15. The e‑mail address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Oulun toimipaikka, Torikatu 34-40, 90100 Oulu. A written offer may also be left at the above office by the same deadline. Customer service is open weekdays 08:00–16:15. A written offer must state the bidder’s name, personal identity number / business ID and contact details. A written offer is recorded in the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring the offer is received by the deadline. A written purchase offer is binding and subject to the same terms as the online auction.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The asset is seized and is sold privately under the supervision of the enforcement officer in accordance with section 76, chapter 5 of the Enforcement Code and, where applicable, the general auction terms set out in the Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s trust account. Once the payment is visible on the trust account, the enforcement officer will issue the sales decision, which will be delivered to the parties. Payment by credit card is not possible.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks’ payment time may be granted for the remainder of the purchase price from the sales decision. In that case, annual interest is payable on the whole purchase price for the payment period from the date of sale to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, default interest will thereafter be charged at the current rate of 9.50% per year.

Buyer’s liabilities

Any costs arising from transfers of connection agreements are the buyer’s responsibility.

The buyer must pay the transfer tax of three per cent on the transfer of ownership on their own initiative before applying for title and no later than six months after signing the deed of sale. The buyer is responsible for title registration costs and the transfer tax.

The state has a right of pre‑emption in the purchase of the property if acquisition is necessary for national defence, border control or border security or for the monitoring or safeguarding of regional integrity (Act on the State’s Right of Pre‑emption in Certain Areas, 29 March 2019/469).

Certain foreign persons defined by law may acquire real property in the territory of the Republic of Finland only if a permit is granted (Act on the State’s Right of Pre‑emption in Certain Areas, 29 March 2019/470).

If it is not possible to place a bid via the Huutokaupat.com service, a candidate buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid in accordance with the increment system. The bid must be submitted in writing to the Enforcement Authority no later than 27 January 2026 at 16:15 at the address Utsökningsverket / Uleåborg verksamhetsställe, Torikatu 34-40, 90100 Uleåborg or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
