Terms of Sale

The property is sold in an online auction on the website www.huutokaupat.com between 9–29 January 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 29 January 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or e‑mail so that it is received by the Enforcement Authority no later than 27 January 2026 at 16:15. Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s trust account. Once the payment is visible on the trust account, the enforcement officer will issue the sales decision, which will be delivered to the parties. Payment by credit card is not possible.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remainder of the purchase price from the sales decision. In that case, annual interest is payable on the whole purchase price for the payment period from the date of sale to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, default interest will thereafter be charged at the current rate of 9.50% per year.


Buyer’s liabilities

Any costs arising from transfers of connection agreements are the buyer’s responsibility.


The buyer must pay the transfer tax of three per cent on the transfer of ownership on their own initiative before applying for title and no later than six months after signing the deed of sale. The buyer is responsible for title registration costs and the transfer tax.


The state has a right of pre‑emption in the purchase of the property if acquisition is necessary for national defence, border control or border security or for the monitoring or safeguarding of regional integrity (Act on the State’s Right of Pre‑emption in Certain Areas, 29 March 2019/469).
