The building is sold on Huutokaupat.com as an auction by offer.

An area of approximately 1,739 m² will be leased to the purchaser under a long-term ground lease.

The building has been vacant for 1.5 years. By submitting an offer the bidder accepts the condition of the property as is.

Anyone participating in the auction must inspect the property and the available documents themselves and obtain any necessary permits and approvals required by regulations before making a binding offer.

By submitting an offer the bidder agrees that the purchase price must be paid in full and the deed of sale and ground lease must be signed no later than two months after the auction ends, unless otherwise agreed with the seller.

Residential building completed in 1930.

The building has previously operated as a coating factory, a daycare centre and the area’s public sauna. The residential building has two main storeys, a basement and a garage. The floors of dry spaces are mainly vinyl. Some rooms have laminate or floorboards. Wet rooms have vinyl, ceramic tiles or screed floors. The basement floor is painted concrete. Walls and interior ceilings are mainly plastered and painted. Some lightweight partition walls are plasterboard. The current layout includes many small rooms (14 rooms in total on floors 1 and 2). The property was most recently used as shared accommodation, for which the layout is well suited.

Electricity

The building is connected to the electricity network. There are partial electrical installations in the building that the buyer may put into use if desired. Commissioning must be carried out by an authorised electrician and the safety of the equipment must be verified by measurements before connecting the power. The buyer is responsible.

Heating

The building has closed water-circulating radiator heating. Heat is produced by an electric water boiler.

Ventilation

The building has a mechanical supply and extract ventilation system. There is one supply air unit and one supply–extract unit. Separate extract units are located on the roof. Air distribution is mixed.

Water and sewer connections

The building is connected to the municipal water and sewer network. Domestic hot water is produced in the heat distribution room by the electric boiler and its coil.

Condition assessment

A condition assessment report was prepared on 21 March 2025 and a hazardous‑materials survey on 27 March 2025.

The building is sold in its current condition. The buyer is responsible at their own cost for any measures required to repair or demolish the building. The city is not liable for costs arising from repairs nor for any additional investigations related to renovation projects.

The buyer is aware that the condition report attached to the auction recommends additional investigations that have not been carried out, and that the seller is not responsible for any additional investigations or for defects or damage later found in them, including possible rot and moisture damage, potential defects in roofing and structures, possible hazardous‑material occurrences, possible defects in the domestic water and sewer network, and possible damage to flues.

Local detailed plan

The building is located on plot designated in the local detailed plan no. 10890, in force from 20 April 2001, in an area for detached small houses where the environment is to be preserved (AO/s).

On plot 91-23-904-13 under plan no. 10890 stands the building for sale, with approximately 476 m² of floor area.

The building is sold for use in accordance with the local plan.

Ground lease

An area of approximately 1,739 m² marked in Appendix Map 1 to the draft ground lease will be leased to the purchaser: plot 91-23-904-13 (Kustaa Vaasan tie 13/Jaavantie 2).

The area will be leased under the terms of the draft ground lease for use in accordance with local plan no. 10890 on a thirty‑year lease.

The proposed ground rent will be tied to the official cost‑of‑living index in accordance with the draft ground lease terms.
