Terms of sale

The seller reserves the right to accept or reject the highest bid. If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at the highest price offered by that bidder. 

The property is sold as a transaction between users. Huutokaupat.com is not a party to the transaction.

The property is sold in the condition and with the equipment it has as described in the listing and at the time of sale. Anyone participating in the auction is obliged to inspect the property and documents independently before making a binding bid. The buyer may not subsequently invoke a matter that could have been observed during a prior inspection or from the documents. By submitting a bid, the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is provided for the property. The descriptions in the listing are only the seller’s assessments of the property for sale.

Bidders undertake that Huutokaupat.com may disclose their contact details to the advertiser to enable the sales decision and communication thereof.

The seller’s deed of sale is used for the transaction. Ownership and possession of the property transfer to the buyer upon signing the deed of sale. The time for signing the deed of sale will be agreed with the buyer after the separate sales decision made by the City of Helsinki in the matter has become legally final (approximately 21 days). The purchase price must be paid no later than at the signing meeting, where a receipt for payment of the purchase price will normally be presented. The buyer is responsible for transfer tax.

Bidding period

3 November 2026 – 5 January 2027

The bidding period starts on 3 November 2026 and ends on 5 January 2027 at 13:00 or three minutes after the last accepted bid. Bids are submitted through the Huutokaupat.com service by the specified time.

It is also possible to participate in the auction by submitting a written binding offer to the seller’s representative by 30 December 2026 at 10:00. The submission of a written offer must be agreed in advance with the seller’s representative. All offers will be registered as public in the property listing. A written purchase offer is binding and is subject to the same terms as the online auction. Buyers undertake to record all offers in the system.

The written purchase offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the property number in the Huutokaupat.com service to which the offer is submitted.

The Urban Environment Division is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. 

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or extend the sales period.

Offers

The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from a bidder and the right to reject all offers. All bidders will be informed of the selection of the buyer.

Conditions for accepting an offer

Acceptance of an offer requires that the buyer has no adverse credit record and that neither the buyer, the buyer’s owner, nor an entity exercising control over the buyer is subject to sanctions imposed by the European Union or the UN. By making an offer, the buyer confirms that these conditions are met.

Final acceptance of the offer also requires a separate sales decision by the competent official or body of the City of Helsinki.

Inspection of the property

The buyer may not subsequently invoke a matter that could have been observed during a prior inspection or from the documents.  By submitting a bid, the auction participant accepts the condition of the property as is.

Withdrawal from a bid

If the bidder withdraws from an accepted bid, they must compensate the seller for the costs incurred from organising the unsuccessful auction, amounting to 4% of the purchase price corresponding to the accepted bid.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder withdraws from the transaction after the sales decision, a cancellation fee corresponding to 4% of the purchase price of the accepted bid will be charged.

Conclusion of the transaction

The purchase price must be paid in full and the deed of sale must be signed within two months of the end of the auction, unless otherwise agreed with the seller.
