Old Dairy Building, Raahe

The City of Raahe is selling, based on offers, the old dairy building located at Palontie 3, 92120 Raahe, together with the canteen/office building located on the same plot.

The buildings were completed around 1970. The total floor area of the dairy building is approximately 2,075 m². The total floor area of the canteen/office building is approximately 400 m².

The building details have not been verified by measurement. The buildings have no district heating, water or sewer connection. The electricity connection is in maintenance mode. The yard area is paved. The buildings are in poor condition and their roof leaks. There is localised rot and moisture damage in the internal and external structures. The buildings have been unheated. No separate condition survey has been carried out.

The buildings are located on plot 678-27-2701-5, which has an area of 9,881 m². The plot is not sold in this transaction. The plot on which the buildings are located will be leased to the purchaser under a separate land lease agreement for a term of 30 years. The annual rent is approximately €3,900 (the annual rent is tied to the cost-of-living index). The plot is located in an area covered by a local detailed plan (Ak 0092a). In the local detailed plan, the plot is designated T, an area for industrial and commercial buildings.

The purchaser will acquire title to the property after the legally valid sale decision of the competent authority of the City of Raahe, signing of the deed of sale and payment of the purchase price. The purchaser must note that after the auction closes, it may take several weeks for the city to make its decision and for the decision to become legally valid.
