Terms of sale

The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest bid. If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at the highest price they offered.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the transaction.

The property is sold in the condition and with the equipment stated in the listing and existing at the time of sale. Anyone participating in the auction must personally inspect the property and documents before making a binding bid. The buyer may not subsequently invoke a circumstance that could have been observed during a preliminary inspection or from the documents. By submitting a bid, the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is provided. The descriptions in the listing are solely the seller's assessments of the property for sale.

Bidders agree that Huutokaupat.com may disclose their contact details to the advertiser to enable the sales decision and communication thereof.

The seller's deed of sale is used for the transaction. Ownership and possession of the property transfer to the buyer upon signing the deed of sale. The time for signing the deed is agreed with the buyer after the City of Helsinki's separate decision on the sale has become legally valid (approximately 21 days). The purchase price must be paid no later than at the signing meeting, where a receipt for payment of the purchase price is normally presented. The buyer is responsible for transfer tax.

Bidding period

3 November 2026 – 5 January 2027

The bidding period begins on 3 November 2026 and ends on 5 January 2027 at 13:00, or three minutes after the last accepted bid. Bids are made on the Huutokaupat.com service by the specified time.

The auction can also be entered by submitting a written binding bid to the seller's representative by 10:00 on 30 December 2026. Submission of a written bid must be agreed in advance with the seller's representative. All bids will be registered publicly in the property's listing. A written purchase offer is binding and is subject to the same terms as the online auction. Buyers undertake to record all bids in the system.

The written purchase offer must be signed and state the bidder's contact details, the maximum bid and the Huutokaupat.com listing number to which the offer relates.

The Urban Environment Division is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to interrupt the auction or extend the sales period.

Bids

The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from a bidder and the right to reject all bids. All bidders will be informed of the buyer selected.

Conditions for accepting a bid

Acceptance of a bid requires that the buyer has no payment default entries in their credit records and that neither the buyer, the buyer's owner nor the entity exercising control over the buyer is subject to sanctions imposed by the European Union or the United Nations. By submitting a bid, the buyer confirms that these conditions are met.

Final acceptance of the bid also requires a separate decision on the sale by the competent official or body of the City of Helsinki.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs of the unsuccessful auction in an amount equal to 4% of the purchase price corresponding to the accepted bid.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder withdraws from the transaction after the sales decision, a cancellation fee equal to 4% of the purchase price corresponding to the accepted bid will be charged.
