Offers must be submitted by the stated deadline. The highest offer is the offer that the seller has accepted as the highest. The seller reserves the right to accept or reject the highest offer. The auction may also be attended in person by submitting an offer to the seller on site. The seller and buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

Before making an offer, the bidder is obliged to familiarise themselves with the property, its documents and records. Afterward, the buyer may not invoke a circumstance that could have been identified during a preliminary inspection. Before submitting an offer, the buyer is responsible for determining the opportunities and restrictions imposed by the property’s planning status on the intended activities.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller that may reasonably be expected to affect the transaction.

Completion of the transaction

Once the seller accepts the offer, the transaction will primarily be completed electronically through the Property Transaction Service (KVP) maintained by the National Land Survey of Finland, and alternatively as a traditional property transaction in the presence of a public purchase witness. To complete the transaction in the required form, the buyer must provide the seller with their personal and contact details for preparation of the deed. The deed must be signed and the purchase price paid by 1 December 2026 at the latest, or on another date separately agreed by the parties. The seller is responsible for preparing the deed; the buyer is responsible for any costs of the purchase witness. The purchase witness’s fee is paid by the buyer. Title to and possession of the property will be transferred once the purchase price has been paid in full.

Other costs

The buyer is responsible for transfer tax in accordance with the tax rules in force at the time.

Withdrawing from the transaction

Under the Code of Real Estate, a party who refuses to complete the transaction must reimburse the other party for reasonable costs incurred from advertising, viewing the property and other necessary transaction-related measures. If the buyer refuses to complete the transaction after acceptance of the offer, the costs related to this auction amount to €590.
