Terms of sale

Offers must be submitted by the stated time. The highest offer is the offer accepted by the seller as the highest. EcoStake Oy and the buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property
Before making an offer, the bidder must carefully familiarise themselves with the property's sales listing, photographs and documents. We also recommend an independent site visit. The buyer may not subsequently invoke a circumstance that could have been detected during the prior inspection. The property is sold free of encumbrances.

Information provided by the seller

EcoStake Oy has provided the buyer with all information known to the seller that can reasonably be expected to affect the transaction. Forest stand data is based on open forest resource data and observations made during a site visit, so the growing-stock figures are indicative estimates. The growing-stock data and areas in the open forest resource data may contain discrepancies, and the information in the listing is not considered a binding forest valuation.

Completion of the sale
The property sale must be completed in the form prescribed by the Finnish Code of Real Estate. The time and place or method for signing the deed of sale will be agreed separately with the buyer, but within 14 days of the end of the bidding. We primarily prefer electronic signing of the deed through the property transaction service (kiinteistoasiat.fi). The buyer pays the purchase price into the bank account specified by the seller at completion. The buyer obtains title to the property after signing the deed of sale and paying the purchase price.

Other costs
The buyer is responsible for transfer tax, which is 3% of the debt-free purchase price. The title registration and service fee is €236, payable by the buyer. If desired, the buyer may also obtain, at their own expense and dated the day of completion, an up-to-date property register extract, certificate of title and certificate of encumbrances at €16 each.

Withdrawal from the sale
If the buyer states that they will not complete the purchase, or the purchase price has not been received in the seller's specified account by the due date or, at the latest, by the end of the following banking day, this will be deemed a refusal to complete the sale. The property will then be offered to the prospective buyer who made the second-highest offer. The party refusing to complete the sale must compensate the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary measures related to the transaction, as a contractual penalty of 4% of the sale price. The contractual penalty is recoverable and is not subject to VAT. The contractual penalty will be sent to the email address provided by the buyer, with a 7-day payment period starting on the date the buyer states that they will not complete the purchase or the purchase-price invoice falls due. Late payment interest is charged at 9.5% in accordance with the Interest Act. Please do not bid if you cannot complete the purchase.
