Terms of Sale

The property is sold by online auction with incremental bids on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 4.10.2026 at 18:00, or two minutes after the latest bid.


The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit a bid via the huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer, which will be included in the online auction as the maximum bid according to the bidding machine. The bid must be submitted no later than 2.10.2026 at 16:15, either by post to the Enforcement Authority at Ulosottolaitos, P.O. The property has been seized and is sold by open sale conducted by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Order of sale

The property will be sold in the following order: first, both properties will be offered for sale together as a joint bid, after which this will be compared with the bids possibly received for the properties separately. The joint bid will be accepted if it is higher than the sum of the separate bids.


Payment terms


Deposit

The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority's official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed to be the buyer.


Payment period

If necessary, a payment period of up to six weeks may be granted for the remaining purchase price. The payment period must be stated separately.


If a payment period is used, annual interest in accordance with Section 3(2) of the Interest Act must be paid on the full purchase price for the entire agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid immediately after acceptance of the bid.


If payment is not made within the stipulated time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.


Claims related to the property being sold

The property includes a water connection and an electricity connection. However, transfer of the connections is subject to the buyer paying any overdue claims affecting the connections directly to the service provider in addition to the purchase price.


The amount of known claims at the time the sales prospectus was prepared is:

- Water connection: as of 2.9.2026, the connection has overdue unpaid invoices totalling EUR 8,444.81.

- Electricity connection: as of 2.9.2026, the connection has no unpaid invoices.

- District heating connection: as of 3.9.2026, the connection has no unpaid invoices.

Mortgages

Five joint mortgages have been confirmed on the properties Vanhustenkulma and Jaarala (a total of EUR 563,637.58). If a separate bid is accepted, the joint mortgage encumbering the property will be removed from the property sold. No secured debt will be transferred to the buyer.


Possession

The property is leased. If the debtor uses the sold premises or keeps property in them, the buyer has the right to request official assistance from the enforcement officer to carry out eviction after the buyer has paid the purchase price. The provisions on eviction in the Enforcement Code apply mutatis mutandis. The moving date will be determined so that, unless there are weighty reasons, it shall not be set earlier than one week or later than two weeks from the date on which notice of the move notice was received.


Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after the deed of sale is signed. The buyer is responsible for the title registration costs and transfer tax.


The State has a pre-emption right in a property transaction if the acquisition of the property is necessary for ensuring national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's pre-emption right in certain areas 29.3.2019/469).


Foreign persons as defined by law have the right to acquire a property in the territory of the Finnish State only if a permit is granted for the acquisition (Act on the State's pre-emption right in certain areas 29.3.2019/470).
