Terms of Sale

The property will be sold in an online auction held on the website www.huutokaupat.com from 7.9.2026 to 2.10.2026. Participation in the auction requires registration. The deadline for submitting bids ends on 2.10.2026 at 13:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sales period.


The property has been seized and is sold by the enforcement officer through a private sale, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment has been received in the official funds account, the enforcement officer will issue the sale decision, which will be served on the parties concerned. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest is payable on the full purchase price for the entire payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will then be charged, currently 9.50%.


Obligations transferred to the buyer


When ownership of the property is transferred, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after signing the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.


The State has a right of pre-emption in the purchase of the property if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas 29.3.2019/469).


Foreign persons specified by law may acquire a property in the territory of the Finnish State only if a permit is granted for the acquisition (Act on the State’s Right of Pre-emption in Certain Areas 29.3.2019/470).
