Presentation of offers

If it is not possible to submit purchase bids via the Huutokaupat.com service, the prospective buyer may submit a written purchase bid to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the automatic bidding system. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the item number on the Huutokaupat.com service to which the bid applies. The written purchase bid is binding and the same terms apply as in the online auction. Buyer's liability for compensation
Bids submitted in the online auction are binding. If a made bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

Deposit
The buyer must immediately pay 20 per cent of the purchase price as a deposit into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder of the highest accepted bid. The bidder of the highest bid must state on whose behalf the bid was made. Otherwise, the bidder of the highest bid will be deemed the buyer.
Payment period
A payment period for the remaining purchase price may, if necessary, be granted until 19.10.2026. The payment period must be stated separately. If a payment period is used, annual interest on the entire purchase price must be paid in accordance with Section 3(2) of the Interest Act for the entire agreed payment period, from the date of sale until the end of the payment period.
If no payment period is used, the purchase price must be paid promptly after acceptance of the bid.
If payment is not made within the prescribed time, the buyer must pay default interest on the entire purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been held. The default interest rate is currently 9.50%.
Obligations and rights transferred to the buyer

Under Chapter 3, Section 7 of the Housing Company Act, the new owner of the share is, together with the previous owner, liable for unpaid company charges and the payment referred to in Chapter 3, Section 2(2). The maximum liability of the new owner is equal to the total amount of company charges for the month in which ownership transferred and the immediately preceding five months.
The new owner is, however, not liable for any company charge or payment neglected by the former owner that is not mentioned in the property manager’s certificate and that became due before the date of the certificate. According to the property manager’s certificate, the new shareholder must pay 1 676.88 euros as of 24.8.2026 if they wish to take possession of the apartment. Note! The amount of arrears may change during the realisation process. The arrears are not deducted from the purchase price.
