Offers must be submitted by the given time. The highest bid is the bid accepted as the highest by the seller. Suomen Yrityskonsultointi and the buyer undertake to enter all bids into the system. By placing a bid, the bidder accepts all terms of sale. In holiday home transactions, the deeds of sale are always signed electronically via the Visma service after the auction ends; the seller prepares the deed and sends a signature link to the buyer who placed the highest bid. Bids are binding and the share must be paid to the bank account shown in the deed within 3 days of the auction ending.


Withdrawal from the transaction

If the transaction fails for a reason attributable to the bidder, the seller is entitled to compensation for a false bid and disruption of business of at least 280€ or 10% of the highest bid. (NOTE! This invoice is enforceable.) Participation in the auction without an intention to buy is prohibited.


Viewing the property

Before making a bid, the bidder is obliged to inspect the apartment in question and the company’s documents and records. The buyer may not later invoke a matter that could have been detected during the pre-inspection. The shares are sold on the basis of the information given in the advertisement.

Suomen Yrityskonsultointi confirms that it has provided the buyer with all information known to the seller and reasonably assumed to affect the transaction. Suomen Yrityskonsultointi confirms that all maintenance fees and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and Holiday Club’s registration fee (39€ private individuals / 59€ companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the property manager the deed of sale, a copy of the transfer entry in the share certificate and proof of transfer tax payment for registering the share.
