Terms of sale

Bids are placed by the stated deadline. The highest bid is the bid that the seller has accepted as the highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. By placing a bid, the bidder accepts all terms of sale. In holiday share transactions, the deeds of sale are always signed electronically via the Visma service after the auction ends; the seller prepares the deed of sale and sends a signing link to the buyer who made the highest bid. Bids are binding and the share must be paid to the bank account shown in the deed of sale within 3 days of the auction ending.

Withdrawing from the sale

If the transaction fails due to a reason attributable to the bidder, the seller is entitled to compensation for a false bid and disruption of business of at least €280 or 10% of the highest bid. (NB! This invoice is enforceable through execution.) Participation in the auction without an intention to buy is prohibited.

Inspecting the property

Before placing a bid, the bidder is obliged to familiarise themselves with the apartment in question and the company's documents and records. The buyer may not later rely on any matter that could have been discovered in the pre-inspection. The shares are sold on the basis of the information in the listing.

Information provided by the seller

The seller is responsible for the accuracy and up-to-dateness of the documents relating to the property. The seller confirms that they have provided the buyer with all information known to the seller and which can be assumed to affect the sale. The seller confirms that all maintenance fees and other payments due to the company have been paid up to the date of the transaction.

Other costs

The buyer is responsible for transfer tax, which is 1.5% of the debt-free purchase price, and the Holiday Club registration fee (€39 for private individuals / €59 for companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the property manager the deed of sale, a copy of the transfer entry in the share certificate, and proof of transfer tax payment for the registration of the share.

NB! Suomen Yrityskonsultointi acts only as the advertiser, not as the seller. The details of the share owners will appear as the seller in the deed of sale after the auction ends. The background of all share owners we have listed has been checked and the shares can be bid on safely.
