The property is sold by ascending bid in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 30.8.2026 at 18:00, or three minutes after the last accepted bid.

The Enforcement Office is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.

If bids cannot be submitted via the Huutokaupat.com service, the buyer may submit a written bid to the enforcement authority, which will be included in the online auction as the maximum bid according to the automatic increment function. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the item number on Huutokaupat.com to which the bid relates. The written bid is binding and the same terms apply to it as in the online auction. The bid must be submitted no later than 26.8.2026 at 12:00 to the Kajaani office of the Enforcement Office, address Lönnrotinkatu 2 a, 87100 Kajaani (open on Tuesdays and Thursdays from 9.00 to 12.00) or by email to oulu.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.

Payment terms

The buyer must immediately pay the full purchase price into the Enforcement Office’s official funds account. The purchase price cannot be paid by credit card. The Enforcement Office will contact the bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed to be the buyer.

If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.

The property has been foreclosed and is sold by private sale through the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not provide a complete description of the property.

Buyers are advised to inspect the property, the sales brochure and the attached documents carefully before placing a bid.

The buyer should insure the property immediately after paying the purchase price.

The buyer is responsible for the costs of title registration and transfer tax. The transfer tax is 3% of the purchase price.

If it is not possible to submit bids via the Huutokaupat.com service, the buyer candidate may submit a written bid to the enforcement officer. The bid is attached to the online auction as a maximum bid according to the automatic increment function. The bid must be submitted in writing to the Enforcement Service no later than 26.8.2026 at 12:00 to the Enforcement Service, Kajaani office, Lönnrotinkatu 2 a, 87100 Kajaani or by email to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply to it as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the item number in the Huutokaupat.com service to which the bid applies.

The property is foreclosed and is sold privately through the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
