Condition and repair needs — openly
A condition survey for the property (Nurak Oy, 2 June 2026) has been carried out and is attached. This is an older house with normal maintenance backlog. Key issues raised in the inspection:

  • The roof covering (metal roofing + cardboard underlay), windows, exterior doors, wet rooms, cast-iron drains, hot water tank (2002) and the electrical system are at the end of their technical service life → replacement should be anticipated.

  • Exterior repainting and replacement of some rotten timber parts (e.g. bargeboards).

  • Foundation wall damp-proofing and drainage are missing; recommendation to direct rainwater away and remove plantings next to the foundations.

  • Risk structures noted: the ground floor (double concrete slab + Toja board insulation) and some partition wall constructions.

  • The loft and roof could not be inspected → further inspection recommended.

  • The building dates from 1968, so carry out an asbestos and hazardous-material survey before demolition/major renovation works.

  • Note! The building was washed 7 years ago and generally looks clean afterwards. The greying visible in photos is dirt from surrounding trees and can be removed from the boards with light scraping.

Also, as seller I will train the buyer in using the wood-fired heating system. While it is simple and works well, there is a practical learning curve. Nearly every system has its own “character”, which is good to learn to achieve efficient burns. Do not forget maintenance. Nature of the sale and condition:

  • The property is sold as-is (in the condition at the time of sale), after the buyer has had the opportunity to inspect it.

  • The buyer is advised to review the condition survey (Nurak Oy 2 June 2026) and to carry out a pre-inspection on site. Repair needs, risk structures and unchecked elements in the report (e.g. loft, roof) must be taken into account when making an offer.

Completion and payment:

  • The deed will be signed within [e.g. 2–4 weeks] of acceptance of the offer.

  • Transfer tax (3% of the property price) and application for title registration are the buyer’s responsibility.

  • Payment terms and any deposit will be agreed at completion.


Other:

  • Existing Airbnb/rental bookings for Apartment 2 and their transfer or termination will be agreed at completion.

  • On completion the new owner will receive 10–15 m³ of firewood stored on site plus a snow blower.

  • As seller I will take the items I need and leave the rest as-is. The buyer may then deal with those items as they wish.


Offers must be submitted by the stated deadline. The highest bid is the one the seller has accepted as highest. Bidders may also participate in person on site by submitting an offer to the seller. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms.

Property inspection
Bidders must inspect the property, documents and records before bidding. A buyer cannot later claim defects that could have been observed during a pre-inspection.
