The lot is sold in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for placing bids ends on 12 August 2026 at 15:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the lot. A written purchase offer must be sent by post or email so that it reaches the Enforcement Authority no later than 7 August 2026 at 16:15. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, PL 1, 00067 Ulosottolaitos. A written offer can also be delivered by the above deadline to the Enforcement Authority’s Oulu office at Torikatu 34-40, 90100 Oulu. The office customer service is open on weekdays from 08:00 to 16:15. A written purchase offer must state the bidder’s name, personal identity number/company ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring the offer arrives by the deadline. A written purchase offer is binding and is subject to the same terms as the online auction.

This bidding procedure is part of the offering process for a total of five jointly mortgaged properties, in which offers are requested under the alternative offering procedure of Chapter 5, Section 61 of the Enforcement Code both for all jointly mortgaged properties together and for each property separately. Separate offers for individual properties will be accepted if they exceed the joint offer or if the debtor requires it and all preferential claims and the applicant’s claim are covered.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is attached and will be sold by private sale arranged by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms set out in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears in the official account, the enforcement officer issues the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, the remaining purchase price may be granted a payment period of up to six weeks from the sales decision. In that case, annual interest is payable on the entire purchase price for the whole payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged, which is currently 9.50%.

Buyer’s liabilities

Upon transfer of ownership of the property, the buyer must pay the transfer tax of three per cent independently before applying for title registration and at the latest within six months of signing the sales contract. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emptive right to purchase the property if acquiring the property is necessary for national defence, border control or border security purposes or to ensure or monitor regional integrity (Act on the State’s Pre-Emptive Right in Certain Areas 29.3.2019/469).

Foreign persons defined by law have the right to acquire real estate in the territory of Finland only if permission is granted (Act on the State’s Pre-Emptive Right in Certain Areas 29.3.2019/470).

Object’s terms of sale

The object is sold in an online auction with increased bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 12 August 2026 at 15:00 (or 3 minutes after the last purchase offer accepted for the auction has been made).

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid according to the bid increment system. The bid must be submitted in writing to the Enforcement Authority no later than 7 August 2026 at 16:15 at the address Ulosottolaitos / Enforcement Authority, PL 1, 00067 Ulosottolaitos or Ulosottolaitos / Oulu office, Torikatu 34-40, 90100 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the lot in the Huutokaupat.com service to which the bid relates.
