Kodisjoki School

The City of Rauma is selling part of the Heikkilä estate (property ID 684-423-3-75), which includes the Kodisjoki school buildings.

The culturally and historically valuable property is located in the centre of Kodisjoki village near the church and the old fire station. The historic rural idyll of Kodisjoki, known for its open arable landscapes, is about 17 kilometres from Rauma town centre.

Kodisjoki School, which operated on the property, served as a primary school and daycare until June 2026. The sale includes an estimated 6,384 m² plot portion of property 684-423-3-75, the main building, an outbuilding, a shelter and the playground equipment.

The area is governed by the Kodisjoki centre partial master plan approved on 28 December 2000, in which the school surroundings are marked as a block area for buildings serving educational activities with the environment and building stock to be preserved (YO/s). The site is marked SR1, and the partial master plan regulations state: "A nationally valuable building conservation site. Under Section 41(2) of the Land Use and Building Act it is stipulated that culturally and historically valuable buildings must not be demolished. Any alterations to the building must preserve its cultural-historical value and the qualities that are significant for the landscape. The surroundings and the buildings that are culturally, historically and townscape-significant must be preserved. New buildings must be adapted to the area’s landscape and cultural-historical characteristics. Building measures must be discussed with the Satakunta Museum."
The Rauma master plan 2030, approved on 25 March 2019, also applies. In the master plan the school area is marked as a village area (AT), where the partial master plan (see above) guides construction. The school is marked in the master plan as a regionally significant built cultural environment site.

Kodisjoki School is connected to the local heat network; the fixed annual charge is €4,400 (VAT 0%) and the energy charge is €62.39/MWh (VAT 0%).

Property viewings will be held on Monday 3 August, 15:00–17:00 and Friday 7 August, 09:00–11:00.

The buyer is responsible for transfer tax and other possible costs related to the sale.

The final decision on the sale will be made by the Rauma City Board. The sale will be concluded only if the highest bid is approved at the City Board meeting.
