Kodisjoki School

The City of Rauma is selling part of the Heikkilä property (property ID 684-423-3-75), which includes the Kodisjoki school buildings.

This culturally and historically valuable property is located in a central spot in Kodisjoki village, near the church and the old fire station. The historic rural idyll of Kodisjoki, known for its open farmland landscapes, is about 17 km from the centre of Rauma.

The Kodisjoki School operated on the property as a primary school and daycare centre until June 2026. The sale includes an estimated 6,384 m² parcel from property 684-423-3-75, the main building, an outbuilding, a canopy and the playground equipment in the yard.

The area is covered by the Kodisjoki Centre local master plan approved on 28 Dec 2000, in which the school surroundings are designated as a block area for buildings serving educational activities, with the environment and building stock to be preserved (YO/s). The site is marked SR1, for which the local master plan regulations state the following: "A nationally valuable building protection site. Under section 41(2) of the Land Use and Building Act, it is hereby stipulated that the culturally and historically valuable building may not be demolished. Any alterations made to the building must be such that the building's cultural and historical value and its significant character in terms of the landscape are preserved. The surroundings of the site and the culturally and historically significant buildings, as well as those significant to the townscape, must be preserved. New construction must be adapted to the area's landscape and cultural and historical characteristics. Construction measures must be discussed with the Satakunta Museum."
The area is also covered by the Rauma Master Plan 2030, approved on 25 Mar 2019. In the master plan, the school area is designated as a village area (AT), where the local master plan (see previous section) guides construction. In the master plan, the school is marked as a site of regionally significant built cultural environment.

District heating:

Kodisjoki School is connected to the district heating network, where the basic fee is EUR 4,400 per year (VAT 0%) and the energy fee is EUR 62.39/MWh (VAT 0%).

Property viewings will be held on Monday 3 Aug from 15:00 to 17:00 and on Friday 7 Aug from 09:00 to 11:00.

The buyer is responsible for transfer tax and any other possible fees related to the sale.

The final sale decision will be made by the City of Rauma's City Board. The sale will only be concluded if the highest bid is approved at the City Board meeting.
