The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

After the auction ends, the seller will contact the buyer within two (2) working days. The highest bidder must submit a description of the business activity and the building project to the City of Oulu within seven (7) days of the auction closing; the offer will then be assessed and the city will decide whether to accept it. The reservation and sale decision is a unilateral administrative decision by the City of Oulu, of which the buyer will be notified. For assessment and decision-making the bidder agrees to provide personal data (contact details) to the City of Oulu.

The reservation period for the plot is six (6) months. During the reservation the preliminary site plan must be approved by building control. The plot must be built within two years of signing the deed. An unbuilt plot may not be transferred onwards.

The sale uses the seller's deed. Ownership and possession of the property transfer to the buyer upon signing the deed. The date for signing the deed will be agreed with the buyer after the sale decision has become legally valid and the preliminary site plan has been approved by building control. The deed must be signed before the reservation period ends. The purchase price is paid at the signing event.

The plot is sold in the condition stated in the advertisement and as it is at the time of sale. There is no right to exchange or return the property. By submitting a bid, the bidder accepts the condition of the property as it is.

Offers must be submitted by the stated deadline. The highest bid is the bid the seller has accepted as highest.

By making a bid the bidder accepts these terms of sale.

Inspection of the property

The bidder is obliged to inspect the property, documents and records before making an offer. The buyer cannot later rely on matters that could have been observed in a prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller and that can be expected to affect the sale.

Conclusion of the sale

The sale of the property must be executed in the form required by the Land Code. The date and place for signing the deed will be agreed separately with the buyer. Payment of the purchase price takes place at the signing event. In addition, the buyer will be charged the cadastral division fee, the buyer is responsible for the fee of the certifying official and, in electronic property transactions, for the service fee charged by the National Land Survey of Finland.

Other costs

The buyer is responsible for transfer tax in accordance with the applicable tax practice.

Withdrawal from the sale

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary acts related to the sale.
