Offers must be submitted by the stated time. The highest offer is the offer the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale.

Viewing the property
Before bidding, the bidder has a duty to inspect the property, documents and records. The buyer cannot afterwards claim a defect that could have been discovered during a prior inspection.

Information provided by the seller
The seller confirms having provided the buyer with all information known to the seller that can be assumed to affect the transaction.

Conclusion of sale
The sale of real estate must be executed in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at the signing of the contract.

Other costs
The buyer is responsible for the transfer tax in force at the time, according to applicable tax practice.

Withdrawal from the purchase
A party who refuses to complete the purchase must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspection of the property and other necessary acts related to the transaction.

The price bid in Huutokaupat.com is for the plot land only.

1. Starting prices for plots are based on the following square metre prices:

• Kalliokaari - €15/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie - €7/m²

• Kiirulantie, Sananjalka and Rentukka - no base price

2. The minimum bid increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee charged when reserving the plot is €500 and will be credited against the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready to be transferred. An extension to the reservation period is not granted without special reasons.

5. As a contribution to construction of municipal engineering, a fee of €10 per k-m² shown in the plot plan will be charged.

6. The annual ground rent for the plot is 5% of the land price bid at auction. The rent is linked to the cost-of-living index and is reviewed at the turn of the year according to the most recently published index.

7. The lease period is 50 years.

8. A leased plot may be purchased. The purchase price is the bid price for the land. 20% of paid rents are counted against the purchase price, but not more than half of the sale price.

9. Paimio city will apply for cadastral formation from the National Land Survey. The subdivision fee will be added to the purchase price according to the price in force at the time of subdivision.

10. The buyer pays the fee for confirmation of the deed.

11. A building permit must be applied for within two years of transfer of the plot. If construction is not carried out by the plot holder within the validity of the building permit, the city has the right to impose a contractual penalty. However, the lessee or buyer of the plot has the right to transfer ownership or leasehold of an unbuilt plot to a third party, provided the deed specifies the buildings to be constructed on the plot.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares having inspected the property, relevant zoning or other regulations, building conditions and documents.

13. The plot is transferred free of encumbrances and charges, except for plan restrictions.

14. The plot is transferred free of mortgage charges.

15. The buyer/lessee must comply with the approved local building guidelines when constructing on the plot.

16. The contractual penalty equals the land price determined by the winning auction bid.
