Offers must be made by the stated deadline. The highest bid is the bid the seller has accepted as highest. By placing a bid the bidder accepts these terms of sale.

Inspection of the property
Bidders have an obligation to inspect the property, documents and records before bidding. The buyer cannot afterwards rely on a matter that could have been observed during a pre-inspection.

Information provided by the seller
The seller guarantees that they have given the buyer all information that the seller knows and that can be expected to affect the transaction.

Conclusion of the sale
The sale of the property must be made in the form prescribed in the Land Use and Building Act. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at the signing of the sale.

Other costs
The buyer is responsible for the transfer tax in force at the time.

Withdrawal from the sale
A party who refuses to conclude the sale must, under the Land Use and Building Act, compensate the other party for reasonable costs caused by advertising, inspection of the property and other necessary actions related to the transaction.

The price bid on Huutokaupat.com is the price for the land.

1. Starting prices for plots are based on the following square-metre prices:

• Kalliokaari – 15 €/m²

• Vähäjoentie, Muottikuja, Ketokuja, Loppistentie and Kohisevantie – 7 €/m²

• Kiirulantie, Sananjalka and Rentukka – no starting price

2. The minimum increment in the auction is €500.

3. The winning bid is binding on the bidder. The city undertakes to transfer the plot to the highest bidder.

4. The reservation fee payable when reserving the plot is €500 and will be credited against the purchase price. The reservation fee is also credited when a leased plot is sold. The reservation is valid for 6 months. The reservation period starts when the plot is ready for transfer. An extension is not granted without special reasons.

5. As a compensation for municipal technical works, €10 per k-m² indicated in the plot plan will be charged.

6. The annual ground rent is 5% of the land price bid at auction. The rent is tied to the cost-of-living index and is adjusted at the turn of the year according to the most recently published index.

7. The lease term is 50 years.

8. A leased plot can be purchased. The purchase price is the bid price for the land. As a deduction from the purchase price, 20% of the paid rents are credited, but not more than half the sale price.

9. Paimio city will apply for the formation of the property from the National Land Survey. The subdivision fee will be added to the purchase price according to the price in force at the time of subdivision.

10. The buyer pays the deed certification fee.

11. A building permit must be applied for within two years of transfer of the plot. If construction is not carried out by the plot holder during the validity of the permit, the city has the right to collect a contractual penalty. However, the plot lessee or buyer has the right to transfer ownership or leasehold of an undeveloped plot to a third party provided the deed of sale specifies the buildings to be constructed.

12. The plot is sold/leased as it is at the time of sale. The buyer/lessee declares to have inspected the property, relevant planning or other regulations, building conditions and documents.

13. The plot is transferred free of encumbrances and burdens, excluding planning restrictions.

14. The plot is transferred free of mortgage charges.

15. The buyer/lessee must follow the approved building style guidelines for the area in construction.

16. The contractual penalty equals the land price determined by the winning bid in the auction.
