For sale by an enforcement officer through a public online sale on www.huutokaupat.com from 10 February – 9 March 2026: the seized shares 437–438 of the housing company Asunto Oy Vuoksenvarsi, which entitle the holder to use a garage of approx. 14 m² in Itä-Siitola, Imatra. The seized object is sold through a sale conducted by the enforcement officer on www.huutokaupat.com during 10 February – 9 March 2026. Additional information on the procedure in Swedish is attached.


NOTE! New owner’s liability for certain obligations relating to the shares:


1. Personal liability of the new owner for the previous owner’s unpaid charges and defaults:


Under section 7 of chapter 3 of the Finnish Housing Companies Act, the new owner is jointly liable with the previous owner for any housing company charges and other payments referred to in chapter 3, section 2(2) that the previous owner has failed to pay. The maximum liability equals the total amount of the housing charges and payments for the month in which ownership transferred and the five months immediately preceding that month. However, the new owner is not liable for any unpaid charge or payment not stated in the property manager’s certificate that fell due before the date of that certificate.


According to the property manager’s certificate dated 28 January 2026, there are no unpaid housing charges or equivalent payments relating to the garage.


The buyer is, however, responsible for those charges that fall due after the above date and until ownership transfers (but in any case not exceeding the 1+5 month limit described above).


2. Company loan (yhtiölaina) portion related to the garage share:


According to the property manager’s certificate dated 28 January 2026, the company loan portion attributable to the garage is €93.68.


3. Ongoing tenancy agreement


The garage share has also been let verbally together with the residential unit, but the tenancy agreement does not bind the new owner. Under section 39 of chapter 5 of the Act on Residential Leases the buyer has the right to terminate the tenancy agreement within one month of the buyer being entitled to take possession of the unit (i.e. after the buyer has paid the full purchase price). The tenancy began on 1 April 2023. Notice period 6 months. If the tenancy is not terminated within the time stated above, it continues on the same terms as before.


NOTE! Any company receivables and the company loan portion encumbering the unit are not paid from the purchase price. The purchase price is therefore not a so-called debt-free price. The buyer is personally responsible for fulfilling the obligations connected to the unit towards the housing company. Bids in the net auction must take these matters into account. The buyer is responsible for any fees that may be charged for transfers of connection agreements.


4. Transfer tax


Before the deed and the share certificate can be handed over to the buyer, the buyer must pay the transfer tax due on the purchase. The transfer tax is 1.5% of the purchase price and of the combined amount of any unpaid company receivables, payments and the company loan portion related to the unit. The amounts for the transfer tax will be specified by the date the sales decision becomes final. Transfer tax is paid to the tax authority and proof of payment must be presented to the enforcement officer.

Terms of Sale

The item is sold by ascending bids in an online auction on www.huutokaupat.com during 10 February – 9 March 2026. Participation requires registration. The deadline for submitting bids is 9 March 2026 at 18:00 or three minutes after the last accepted bid.


Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25 of chapter 5 of the Enforcement Code.


If it is not possible to submit a purchase bid via Huutokaupat.com, a prospective buyer may send a written purchase offer to the enforcement officer; this will be included as the maximum bid in the online auction according to the automatic increment feature. The offer must be submitted in writing no later than 5 March 2026 at 12:00 to

A written purchase offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the contact details of the bidder, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates.


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the one the service provider’s system has recorded as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


The enforcement authority reserves the right to end the sale or extend the sale period.
