This spacious and cosy 21 m² sauna cottage building is fully ready! - You can go straight to the sauna.

The sauna is electrified and insulated, so suitable for year-round use! NOTE! No building permit required!

The building is multi-purpose thanks to the roomy living area; it can also accommodate guests or be used for remote work if needed. Suitable for many needs and situations — for a cottage plot or a private garden; only imagination is the limit!

This building can be seen at our new exhibition yard in Vantaa at Martinkyläntie 45, 01720 Vantaa. Welcome to visit in person.

KOTIX OY:

Established in 2015, a Finnish full‑service supplier of cottages, saunas, storehouses and garden buildings.

We manufacture our buildings in central Finland (Hirvaskangas) by local carpenters and deliver throughout Finland.

We tailor each building to your dreams and needs, manufacture to high quality and deliver on the agreed schedule.

All our buildings are also available with log frames. (As standard we use timber frames with domestic eco‑wool insulation.)

If required, we also provide:

-Demolition and recycling of old buildings to a waste treatment facility.

-Earthworks and foundations

-On‑site electrical work

-Removal of trees from the site for the cottage/delivery access.

-If necessary, we will apply for the building permit on your behalf. (Under 30 m² does not require a building permit if the plot has available building rights.)

All of this through a single supplier. Never has acquiring a new building been this easy — call for more information.

Building information:

• Fully electrified: includes sockets, lighting point for the living room, sauna LED lighting and external lighting.

• Lockable, high‑quality exterior door.

• Three view windows. Ventilation window in the sauna 590×590 mm.

• Paroc stone wool insulation 120 mm in walls and roof; living room has vapour barrier sheets + 22 mm ventilation panel beneath; sauna has aluminium foil + 22 mm ventilation panel beneath.

• 70 mm Finfoam insulation in the floor.

• External cladding 23 × 145 UTW, pre‑painted black.

• Pax — fully automatic extraction fan with humidity sensor, to dry the living room after sauna use.

• Wooden floors, tongue‑and‑groove boards.

• L‑shaped benches in heat‑treated alder.

• Sauna internal panelling in stylish heat‑treated pine.

• Living room fitted with stylish Arvolista black interior panelling.

• Installed Harvia Pro 20 stove with water tank, and Jeremias chimney kit.

• Sauna floor has a water channel with 110 mm outlet.

• External dimensions: 2.74 m × 7.54 m, height: 2.86 m

Foundation dimension drawings and structural drawings will be provided to the buyer and are included in the sale!

NOTE!! Can be stored longer if needed, no rush for collection/transport. Through us you can also easily arrange groundwork and transport across Finland. Call for more information.
