Terms of Sale

The lot will be sold by competitive bidding in an online auction held on the website www.huutokaupat.com during the period 30 January–25 February 2026. Participation in the auction requires registration. The deadline for placing bids ends on 25 February 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation pursuant to section 25 of chapter 5 of the Enforcement Code.


If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 24 February 2026 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola OR by e-mail to: kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sales period.


The buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.


A final payment period of up to six weeks may be granted if necessary. The payment period must be agreed separately. If payment time is granted, annual interest in accordance with section 3(2) of the Interest Act will be charged on the whole purchase price for the agreed payment period from the date of sale until the end of the payment period. If no payment period is granted, the purchase price must be paid immediately after the bid is accepted.


If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.


The buyer will obtain the right of possession to the item when the full purchase price has been paid, provided eviction is not required. The buyer must not use the property in a way that reduces its value before receiving the deed of sale. The buyer will obtain ownership of the item upon receipt of the deed of sale. The deed of sale will be handed over when the full purchase price has been paid and the sale has become legally binding.


The property has been seized and will be sold by public sale conducted by the enforcement officer, observing, as applicable, the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the item for sale.


Buyers are advised to thoroughly inspect the item for sale, the sales brochure and the attached documents before making an offer.


The State has a pre-emption right to the purchase of the property if acquisition is necessary for national defence, border control or border security, or for supervising or safeguarding territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/469).


Persons from outside the EU and EEA may acquire real estate in the territory of Finland only if a permit is granted (Act on the Permit Requirement for Certain Real Estate Acquisitions 29 March 2019/470). The buyer is responsible for obtaining the permit and any obligations arising from it. Further information is available on the Ministry of Defence website.
