The property is sold by ascending bids in an online auction hosted at www.huutokaupat.com. Participation requires registration. The bidding deadline ends on 11 February 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer decides separately whether to accept the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment time. Failure to pay may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to stop the sale or extend the sales period.

The property is seized and sold privately by the enforcement officer in accordance with the Enforcement Code and, where applicable, the general auction conditions of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If accepted, the buyer must pay the whole purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the account, the enforcement officer will make the sales decision which will be delivered to the parties. Payment by credit card is not accepted.

Deposit: If the whole purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the date of the sales decision may be granted for the remainder of the price. Interest at an annual rate will be charged for the whole payment period from the day of sale to the end of the payment period. If payment is not made within the granted period, statutory late interest will be charged thereafter.

Liabilities and rights transferring to the buyer

At the time of preparing the sales brochure, the property has a district heating connection from Oulun Energia Oy, an electricity connection from Oulun Energia Sähköverkko Oy and a water and sewer connection from Oulun Vesi. These connections will transfer to the buyer if still transferable when ownership passes. Transfer requires payment of any outstanding receivables owed to the service providers.

Outstanding receivables:

- district heating connection: €2,687.17 as at 12 December 2025

- electricity connection: €9.99 as at 18 December 2025

- water and sewer connection: €690.05 as at 15 December 2025.

The amounts of connection receivables may change during the sales process and are not paid from the sale price. The buyer is also responsible for any costs arising from transferring the connection agreements.

Under the lease agreement the new tenant is liable also for unpaid rent instalments and accrued default interest left unpaid by the previous tenant, but not for periods longer than three years. According to the City of Oulu, land rent receivables for the lease amounted to €5,249.68 as at 15 December 2025.

The buyer is also responsible for registering the leasehold in their name.

If it is not possible to submit bids via the Huutokaupat.com service, a candidate buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid via the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority, Oulu office, Torikatu 34–40, 90100 Oulu or oulu.realisointi.uo@oikeus.fi by 4 February 2026 at 16:15. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and state the bidder's contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates.
