Anni Auntie's Village is located approx. 2.5 kilometres south-west of Järvenpää town centre. The new zoning area is beside the culturally and historically valuable Vanhankylänniemi, where a nature-close, history-steeped area offers culture, restaurant services and leisure opportunities. The nearest daycare and school are about 2 km away and the grocery store is a little over 2 km away. Järvenpää station is 3 km away and the southern junction of the Helsinki–Lahti motorway is 6 km away.


The plot has building rights of 150 m² and an outbuilding allowance of 30 m².


The plots are freely available to all and offers may be submitted for any of the plots. If you have the winning bid for one of the area’s plots, you may no longer participate in bids for other plots.


The house built on the plot must be completed for habitation within three years of signing the deed. The new building must occupy at least 50% of the building rights permitted by the plan. The plot may not be transferred onwards unbuilt to a third party.


There are construction style guidelines for the area which must be followed and studied carefully before making an offer.


Plots are marked on the ground and municipal infrastructure has been installed.


In addition to the purchase price, property formation costs of €1,600 per plot will be charged. Buyers of detached house plots must pay a reservation fee of 5% within two weeks of the city notifying the plot allocation. By participating in the auction you commit to paying the reservation fee if you place the winning bid. The invoice will be sent to the bidder’s email address. The reservation fee will be credited against the final purchase price but will not be refunded if the buyer cancels the purchase.


After payment of the reservation fee a sales decision on the plot will be made. The final purchase price must be paid and the deed signed approximately three months after paying the reservation fee.


Grounding method and buildability

A buildability survey was carried out for the area in 2015. The foundation method must be specified based on an on-site geotechnical investigation.


Waste collection points

Two shared waste collection points are planned for the area’s detached house plots, expected to be completed in 2026–2027. After this, private waste containers may not be placed on the plots. Company-type development plots will have their own waste points. The city will build the shared waste collection point and the costs will be charged to the plot buyer at completion of the sale. Connection fee is €1,750 per plot.


Stormwater

Stormwater must be managed in accordance with the zoning regulations. Stormwater from the plot (rain, melt and foundation drainage) must be detained on the plot before being discharged to the municipal stormwater network. Stormwater must not be directed onto a neighbour’s land or public areas.
