Terms of sale

The lot is sold by increment bids in an online auction on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 22 January 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Execution Act.

If it is not possible to submit an offer via the huutokaupat.com service, a prospective buyer may submit a written offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic increment. The offer must be submitted no later than 20 January 2025 at 16:15 either by post to the Enforcement Authority, P.O. Box 1, 00067 Enforcement Authority, or by leaving the written offer at the Oulu office reception at Oulun toimipaikka, Torikatu 34–40, 90100 Oulu (open Mon–Fri 08:00–16:15), or by email to oulu.realisointi.uo@oikeus.fi. The person submitting a written offer is responsible for ensuring the offer is received by the deadline. A written offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the object number in the huutokaupat.com service to which the offer relates.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and will be sold by private sale under the enforcement officer’s supervision, in accordance with the relevant provisions of the Execution Act and, where applicable, the Execution Act’s general auction terms.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official escrow account. When the payment appears on the escrow account, the enforcement officer will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay 20 per cent of the purchase price as a deposit.

Payment period: If necessary, a payment period of up to six weeks may be granted for the remaining purchase price. In that case, annual interest will be charged on the entire purchase price for the whole payment period from the date of sale until the end of the payment period. If payment has not been made within the granted period, statutory late interest will be charged thereafter.

Obligations and rights transferred to the buyer and receivables related to the sold property

At the time of preparing the sales brochure, the property has a water connection to the Sievi Water Cooperative. The connection will transfer to the buyer if it is still transferable when ownership of the sale object is transferred. Service providers may, however, require payment of receivables related to the connections as a condition of transfer. The buyer is responsible for any fees payable in connection with the transfer of connection agreements.

The amounts of the receivables mentioned above may change during the sales process. These receivables are not paid from the purchase price. The buyer is also responsible for any fees payable for the transfer of connection agreements.

The object is sold in an online auction with increment bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 22 January 2025 at 18:00 (or three minutes after the last purchase offer accepted to the auction has been given).

The Enforcement Authority is not responsible for the function of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether the highest bid shall be accepted or not. Bids given in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase sum within the agreed payment time. Failure to pay the offered purchase sum may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Execution Act.

The enforcement officer reserves the right to close the sale or to extend the sale period.

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 20 January 2025 at 16:15 at the address Utsökningsverket / Brahestad verksamhetsställe, Torikatu 34–40, 90100 Uleåborg (open Mon–Fri 08:00–16:15) or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and is sold privately under the enforcement officer’s supervision in accordance with Chapter 5, Section 76 of the Execution Act and, where applicable, the Execution Act’s general auction terms.
