Bids placed in the online auction are binding. If an accepted bid is made, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability under the Execution Code, Chapter 5, Section 25.

If it is not possible to submit a purchase bid via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement officer. The written bid will be attached to the online auction as a maximum bid according to the automatic increment. The bid must be delivered in writing to the Enforcement Authority no later than 3 December 2025 at 12:00 to the address below:

A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the object number in the Huutokaupat.com service to which the bid refers.

The Enforcement Authority reserves the right to terminate the sale or to extend the sales period.

However, the enforcement officer may not accept the highest bid if, in the officer's view, the bid clearly falls below the property's market value in the locality.

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official holding account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted.

Payment period:

If necessary, the balance may be granted a payment period until 16 January 2026. Use of the payment period must be agreed separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the sale date until the end of the payment period. If no payment period is used, the purchase price must be paid immediately after the bid is accepted.

Other information:
The property is seized and will be sold by the enforcement officer by free sale, observing as applicable the general auction terms set out in the Execution Code.

Ownership of the share transfers and the deed of sale will be handed over to the buyer only when the sales decision has become final and the purchase price and transfer tax have been paid in full.
