The Municipality of Sipoo sells or leases, at the discretion of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. The plots will be auctioned roughly four at a time every two weeks. Each plot has its own auction lot where bids are placed. Bids may be made for each plot.

Plot K23106T1 has an area of 889 m² and building rights of 222 m².

Adults who have not bought or leased a plot from the Municipality of Sipoo during the past five years may participate in the auction. You may bid on several plots, but only one plot can be transferred to the same party. If the municipality has made a transfer decision for a person regarding a plot in the area, that person's bids in later auction rounds will be rejected. If a person makes the highest bid on more than one plot in the same auction round, the winning bidder may choose which of those plots to take. The remaining plots are then offered to the next highest bidders. This should be taken into account when placing bids, especially if bidding on several rounds of plots.

The plots have been subdivided into separate properties. The property identifier for plot K23106T1 is 753-419-0004-1986.

If leased, the basic annual rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is adjusted once a year by the cost-of-living index, but it will not be lower than the basic annual rent.

After the auction ends, the municipality will make a sale or lease decision according to the wish of the winning bidder, after which the buyer or tenant has six months to sign the deed of sale or the lease agreement.

A reservation fee of €500 is charged for the plots and will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease agreement is not signed, the reservation fee remains with the municipality.

The municipality has the right to accept or reject offers made in the competition.

The buyer is responsible for transfer tax, subdivision costs and the fee for the certifying official / the fee for the electronic property transfer service. The tenant is responsible for the fee for the electronic property transfer service if the lease is signed using the service.

The plots are located in a groundwater area, which is why ground-source heat (geothermal) cannot be installed there.

The area belongs to a landscape area of regional value. The lead planner must be qualified for demanding-level planning.
