The property is sold by incremental bidding in an online auction on the website www.huutokaupat.com during the period 19 November – 10 December 2025. Participation in the auction requires registration. The deadline for submitting bids ends on 10 December 2025 at 18:00 or 3 minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property is seised and is sold privately under the enforcement officer's arrangements in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. Once payment is visible on the account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the sales decision. Interest at the annual reference rate must be paid on the whole purchase price for the entire payment period, from the sale date until the payment deadline. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter, currently 9.50%.

Buyer’s liabilities and receivables related to the sold property

On transfer of ownership, the buyer must pay the transfer tax of three per cent independently when applying for a title and no later than six months from the date of the deed of sale. The buyer is responsible for title registration costs and transfer tax.

The State has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security, or for monitoring or securing territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).

Certain foreign persons defined by law may acquire real estate in Finland only if a permit is granted (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/470).

The bid will be entered into the online auction as a maximum bid by the automatic increment system. The written bid must be submitted in writing to the Enforcement Authority by 8 December 2025 at 12:00 to the address below. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid's maximum amount and the object number in the Huutokaupat.com service to which the bid relates.
