The property will be sold by competitive bidding in an electronic online auction on www.huutokaupat.com during 21 November–8 December 2025. Participation in the auction requires registration. The deadline for submitting bids ends on 8 December 2025 at 18:00 or 3 minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The bailiff decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property is distrained and will be sold privately by the enforcement authority in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

If it is not possible to submit an offer via the auction site, a prospective buyer may submit a written purchase offer to the bailiff. The offer will be added to the online auction as a maximum bid by the automatic bidder. The offer must be submitted no later than 5 December 2025 at 12:00 to the address below. A written offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the item number on the Huutokaupat.com service to which the offer relates. The enforcement authority reserves the right to end the sale or extend the sales period.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official suspense account. Once the payment is visible on the account, the bailiff issues the sales decision, which is delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the balance of the purchase price. In that case, annual interest is charged on the whole purchase price for the payment period from the sales date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, statutory default interest is charged afterwards, currently 9.50% per year.

Buyer’s liabilities

The buyer must pay transfer tax (stamp duty) of 3% on transfer of ownership of the leased area proactively before applying for title and no later than six months after signing the deed. The buyer is responsible for the costs of title registration and transfer tax.

The State has a pre-emption right to purchase the property if acquisition is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).

Foreign persons defined by law may acquire real property in the territory of the State of Finland only if permission is granted (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/470).

Object’s terms of sale

The object is sold by incrementing bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 8 December 2025 at 18:00 (or 3 minutes after the last bid accepted for the auction).

A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the Huutokaupat.com item number the bid concerns.
