The Municipality of Sipoo is selling or leasing, at the seller’s choice of highest bidder, three detached-house plots in the Kunnantalonmäki rezoning area. Each plot is a separate auction lot and may be bid on individually.

Plot K11025T4 has an area of 829 m² and a building right of 248 m². Near the plot’s western boundary is Keravan Energia’s district-heating pipe, on which no construction is permitted; an easement will be registered in respect of it. The plot also contains a decommissioned fibre cable and disused private water pipes, which the buyer or tenant may remove if they wish.

Only persons aged 18 or over who have not bought or leased a plot from the Municipality of Sipoo within the last five years may participate in the auction. Bids may be placed on several plots, but only one plot may be allocated to the same party. If a person submits the highest bid for more than one plot, the winning bidder may choose which of those plots to take. Remaining plots are then offered to the next highest bidders.

The plots have been partitioned into separate properties.

For leased plots the base annual rent is 6% of the winning highest bid. The lease term is 50 years. Rent is adjusted once a year using the cost-of-living (CPI) index, but the rent will not fall below the base annual rent.

After the auction ends the municipality will decide on sale or lease according to the winning bidder’s request; the buyer or tenant then has six months to sign the deed or lease agreement.

A reservation fee of €500 is charged for the plots; it will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee is retained by the municipality.

The municipality reserves the right to accept or reject offers submitted in the tender.

The buyer is responsible for transfer tax, subdivision costs and the fee for the deed witness / the electronic property transfer service. The tenant is responsible for the electronic property transfer service fee if the lease is signed using the service.
